Our neighbors (we rent in Clinton Hill) are looking at townhouses under 1.3 that don't need much work in Prospect Heights...anyone seen anything lately? Not much of this stock exists right?

but were advised not to go for it considering Atlantic Yards.

How will Atlantic Yards change this street's life and value? Would you
advise them not to go for it too?

And does anyone know a well-researched, objective report of the future
of Brooklyn real estate in general? Does this exist?

  • Should anyone willing to spend up to 1.3m really be asking advice from an internet forum? There's a lot of great advice on here but it's best talking about happy hours and who has the best pizza etcetera.
  • In other words, the house is cheaper than you expected, so you are wondering what the catch is, and looking for someone to tell you that there isn't one.

    Real estate is an investment, and with investment comes risk. There are no reports of the future of real estate, you would need a crystal ball to create something like that. There are several reports that analyze the data from the prior quarter, I know you can get one from the agents at Prudential Douglass Elliman.

    The link doesn't provide the address or any information about the houses location, so its impossible to speculate on the impact of Atlantic Yards on this house.
  • this house is on bergen. i like this stretch of houses but have no idea about this particular one. i assume your friends are aware of brownstoner.com - check it out for a range of opinions on how AY may positively or negatively affect property values in the area.
  • The Environmental Impact study for Atlantic Yards is on line. Your friends should take a look at the chapter on traffic to get a sense of how many cars will be added when the arena is up and running. (Lots)

    Also the closing of 5th ave has rerouted traffic going down Dean and Bergen. Not sure where this was studied in EIS, but the changes are already visible.

    They should take a look at Prospect Place between Underhill and Washington - it's got lots of potential.
  • I want to know what's going on with the cracks/poor repairs in that facade. It looks horrendous.
