No, that month of rent is bought and paid for. You paid a lower price for that month because you paid in advance.

my understanding is that if you paid first/last/security, then you'd be asked to kick a bit more in for security every time your rent goes up, so that your security deposit remains equal to your current rent.
last month is just last month, as mg said. -

Thanks. I paid last months rent, not security. The only thing I paid was first and last months rent.

Yeah your last month's rent is just squared away no matter what your rent is now.

Regardless of what your current rent is you have already paid the last month's rent so it is paid. The fact that you didn't pay security though....that could mean that you owe if they need to do anything that normally would have been deducted from a security.

Lucky for them, I'm a good renter. Place is in same condition as it was when I got it. -
This is a tricky one... you paid last month's rent of your INITIAL lease... but you continued on. You paid the last month -- and pushed the "last month" prepayment into the new terms. Did you resign a new lease? The new lease should have stated the same thing that you agreed to in the first lease. And, to keep bookkeeping tidy, your landlord should have asked you to pay the first months rent (of the new lease) AND an additional amt to make the last month whole.
If you went month-to-month... well, the same thing applies. When it comes to the last month, your landlord has the right to ask for the additional amount. Simple as that. You're not legally "square" as folks above said. However, if your landlord is a nice person he/she may not worry about it. Though I doubt that... why would he/she have increased your rent in the first place if he/she didn't expect to collect it? -

i actually never signed a lease. truth is it's not a lot of money, and I think i'll just pay it to be nice, as it's not a bad thing to be on their good side, especially if the next place we rent/buy wants a good reference. thanks all for your advice!
