Crown Heights south of Eastern Parkway

I'm going to be moving in a few months, and I'm seeing a lot of places listed in southern Crown Heights. Can anyone tell me what Franklin, Bedford, Rogers, and Nostrand are like south of Eastern Parkway? For reference, I've lived on Rogers and Bergen and I currently live on Brooklyn and Dean. Would moving south be a big change for me?

  • I have had some friends around Franklin and Crown... it was OK, no different from any other quiet brownstone block
  • Not a big change.

    I live on Union btwn. Franklin and Bedford and I find it to be generally a neighborhoody, family environment. The N/S commercial arteries (ie Franklin, Bedford, etc.) are obviously less quiet, but the side streets are a mix of townhouses, apt. buildings, trees, etc.

    All that being said, if you want a cluster of any of the "newer" Crown Hts. vibe (ie bars, shops, coffee houses, restaurants, etc.), you'll find more of that to the north of Eastern Parkway (mostly along Franklin). Me, I'd rather pay a bit less for more space to the south and walk a couple blocks north over eastern parkway when i need a dose of all that stuff.

  • avoid the blocks between franklin and Washington until you get south of Crown/Carroll or so (at which point, there isn't really much there). Untold amounts of dumbassery occur there.

    Should you ever need to do laundry, there's a laundromat like ever 10' on this stretch of Franklin. We also have the associated, which is a godsend, and Sal's, which is great for a quick cheap breakfast. Yoon's market has fine produce.

    The big apt. building on Sullivan (i think?) btw Washington & Franklin is gorgeous.
  • Definitely agree with what's been said already. I live in on Carroll between Bedford and Rogers. I get a nice, family vibe from the area. There are only a couple exceptions like Franklin near the two highschools between, like, Montgomery and President where, depending on the hour, idiots come by the handful.

    Other than that, Nostrand right south of Eastern Parkway is quite nice (Super Wings, Tony's and Crow Hill Bistro). It's far from the budding hipster strip on Franklin but it's nice.

    And the proximity of the neighborhood to Prospect Park, The Botanic Gardens, and tons of trains (matched with great rent) make it perfect for us. The only downside being, outside of the little bit of Nostrand mentioned earlier, there's not much other than Laundromats, 99cent stores and chicken/chinese places. But that's why you own a bike.

    what's the most you guys would pay for a studio in this area or north of eastern parkway? i'm thinking i shouldn't go over $1050. thoughts?

    That's the absolute most. I pay less than $900 for my studio, which has a huge eat in kitchen and is about 650 sqft. I live on Carroll btw Franklin and Bedford.
  • Oh...another great thing about living on this side of the parkway is being between the 2/3/4/5 and the B/Q. It makes getting around on the weekends much easier, especially times like now when there is no 4 train.

    Dayum... how long have u been there??? I was payin 1300 for a 650ish sq ft 1BR further east... place just rented for 1350 this Saturday

    I've been here for almost 5 years. I will admit that I'm getting a break on the rent and it really should be about $1050-1100. When I met with the landlord he told me he really just wanted stable tenants, so he gave me the place for exactly what the last person was paying, which is $825, even though he should have raised the rent, especially since he renovated the kitchen and bathroom. He was telling me how hard it can be to get people who actually care, have an interest in their living situation and pay rent on time.

  • it's been on craigslist for a while, which is kind of surprising. maybe it's on a bad block or in a bad building.

    I paid $750 for a large studio (which is now billed as a Junior Bedroom since the landlord put up a wall when I moved out...ha) at Franklin and Lincoln. I would not pay more than $1050 for a studio for sure.

    i plan on using Lang Realty and Washington Realty Corp. Does anyone have any other recommendations, or any input on these two brokers?
  • Lang Realty was my realtor, they were great about hooking me up with my current apartment. And were willing to work with my price range.

    However, Lang Realty is a terrible building management company. The building I used to live in on Union and Albany was managed by them and had frequent problems. Heating, hot water, mailboxes and front doors are not things they like to fix.

    If you use them, make sure it is not a building they run.

  • Washington Realty are jerks. I almost got a place through a guy there named Shawn. We ( my sig. other and our prospective roomie) put the $200 application fee down on a friday afternoon. Come Tuesday morning, it turns out the place has already been rented to someone who lives elsewhere in the building, so no go..

    So, our application fee should be refunded, right? Nope. Shawn becomes impossible to get ahold of for over a month. When I finally do talk to him, he says he can't refund it just cause, you know, cause.

    I'd bore you with more of the details here but what it boils down to is, Wash. Realty ain't very honest. Not that many real estate agents are, around here at least, but intentionally avoiding people you know you owe money to is totally scummy.
  • Not a fan of Washington Realty either. My wife and I used them many years ago and were not particularly impressed. Also, weren't they the folks who continually rented a place over on St. Johns that was known to be bedbug-infested a few summers ago?

    Take them to small claims court.

    i generally totally love it here except when i got mugged in the fall. other than that it is totally peaceful and magical.
