New bodega on Washington, looks upscale

---this property is just North of the Washington/Grand Ave split---

Across the street from C-Town (now called NSA) there was (until a few months ago) an ugly, windowless, Jackson Hewlett Instant Tax Refund place.

In what seems like record time, the front of the place was gutted and large glass windows were installed.

...they now have a tenant!

Although the windows are still papered, said tenant is stocking their store and my informal research indicates that it may directly compete with the NSA, yet stock higher quality merchandise.

Good bye ugly brown tax return place!

Hello place that I hope will stock fresh vegetables and be open later than NSA and Key Food!

Hopefully the car repair place that occupies the "point" of Grand and Washington triangle will be the next to go!

    The merchandise I saw was above the quality and price of a typical 99 cent store.

    ...time will tell!

    Plans have been filed for a 22 unit building plus retail on this site. I saw a rendering a while back but can't find it online now. Lots of glass, kind of like the Meier building but this one has rounded edges.

    Last action on the permits was in March of this year. Nothing's going to move forward until construction financing becomes available again but it's very possible that the financing market will open up within the next 12 months or so.

    Few things in life are better than properties that look cool, create construction jobs, AND result in almost no additional neighbors.....
  • I think are Pic 1 is a different location up the street from pics 2+3?

    Pics 2 + 3 - I thought that was going to be a new bar. The bartender at Minor Arcadia said one was opening up across the street.

    Also wouldn't mind seeing some renovations to the bodegas on Lincoln Place and the one on St. Johns. They're disgusting.
  • It may be hard to believe, but pics 1, 2 and 3 are of the same location. Pic 1 can be seen on googlestreet view, which is where I stole it from.

    Pic 2 and 3 were taken by yours truly last night.... pic 3 came out really badly.

    Although I agree those bodegas are gross, I am sorry, but I do not make renovations happen. I only take pictures.

  • Honestly, I love the new NSA. It's a million times better than the old, fish-stank supermarket in there before. Well stocked, wide-ish layout, and more hospitable than the Key Food near Eastern Parkway.
  • I agree, NSA is a huge improvement over C-town. If I need to make a granny cart size trip, it's the only destination around.

    A small store competing with it should be interesting. I would model my store after St. John's Marketplace. (located at St Johns and Underhill)

    ....however, I think we need another real estate boom before we get another Meier building. I have wondered how those glass building will survive a riot....
  • Looks like this new place is going to be taking up just one of the two storefronts there. Anyone know if the other storefront is spoken for or is this new bodega taking up the whole thing?

  • not sure how upscale this place is going to be. I walked by today and noticed the laundry detergent bottles stacked up in the front window. I think you can even see the Tide bottles in the pic above.

    Also worth noting is that the storefront around the corner on Prospect between Washington and Grand is being renovated. Not sure if there's a tenant lined up or not but this little block is changing pretty quickly.

    I think I would prefer even a mid range store to the previous windowless tax return place.

    This place seems as if will try to compete with Cepeda (a bodega on nearby corner), except it does not have a refrigeration section. (?!)

    With NSA and Cepeda across the street, this merchant may have limited their customer base to people on the eastside of the street ....a first glance, it does not appear as if it will be worth crossing the street for.

    Certainly better looking than the former tax return place, but it seems positioned in the middle of a tough market!

    It appears ready to open.

    ....just needs an awning
  • If this thread got moved for being on the east side of Washington Ave don't the threads on The Way Station need to be moved as well?

    Walked by this place yesterday. Meh. Better than nothing though and certainly better than the eyesore it replaced. Hopefully something better will move in the empty space next door.

    I can't wait until we start a thread about a pedestrian struck in the middle of the street, and we have people debating whether the thread should be in PH because that where he was hit, or CH because that's where the body landed.

    ....what if the person lands on the line?

    BTW, if anyone was attached to the windowless return place.... it appears to be moved one store front away. The tax preparer gets windows now, and hopefully will throw out his garish banners before this tax season arrives.
