SoPro Development Watch (from Brownstoner)
Just saw this post on Brownstoner about this Sterling/Washington development site. (Don't blame me for the moniker!)

Any insight into what that's going to be?

This is the site where the Park Slope Garage stood...
-
Yeah, I watched them raze all those garages a few weeks ago. Goodbye "autobody hieghts" (as I heard it called once). Now there are two big holes in the ground and a lot of workmen crawling around.

someone posted on bstoner the link to the architect's site: http://www.kfarchitect.com/ if you click on portfolio, multifamily and then select sterling residences you'll see a rendering.
However, I don't believe this is what's going to be built after all. The permits on the property do list a 55,000 sq ft building with 45 units but they put it at 5 stories and the architect listed on the permit is not Karl Fischer. The KF website also lists this project as finishing in 04 so it looks like they had to go back to the drawing board and did so with another architect. -
Regarding the size listed on the permit -- a trick of some architects is to list a height on the permit that is much shorter than what it will eventually be to get around hiring union workers (if its over a certain size, I believe union labor is mandatory) and to sneak a high-rise tower into a site that the neighbors might have otherwise protested. The trick is to re-file the work permit periodically and list additional floors as "addendums" (I think this is how it works -- I am not actually an architect). I have wondered if this is what the developers of 475 Sterling intend to do, since their permit is for six months and my guess is that a project that size will take longer.
Does anyone know who the architect is that is listed on the permit, if its not Karl Fisher? -
500 Sterling Place = even number
475 Sterling Place = odd number
The Karl Fisher design discussed is for 500 Sterling place on the opposite side of the street from the construction site. (I would assume the site that has been sitting vacant for a few years) The rendering can’t be for the site in question. -

You're totally right, I should have caught this.
475 Sterling Place = odd number
Regarding the architect for 475, it's ANDREW KNOX of
EDELMAN SULTAN KNOX WOOD/ARCHITECTS
They have a website: http://www.edelmansultan.com/ but it's not set up yet.
The Community Preservation Corporation http://www.communityp.com/ appears to be involved with this project as well so this may be "affordable" housing. However, it looks like this organization was also involved in financing the washington condos so I'm not sure what affordable means to them. -

CPC made a presentation to the community board 8 land use committee about this project. It will be market rate with mostly 2 and 3 bedrooms. They said they want to market to families.
