New stores at Classon Ave Lincoln???

Hi. I see there's some construction going on at the street/retail level of Classon Ave and Lincoln Pl at the SE corner. Anyone know what's being built there?? It looks like a nice size space...it would be great if it were turning into a yummy restaurant or a really nice market...Anyone have any ideas what its going to be and when it is expected to open? Thanks!!!

  • I've always wondered why they were all empty for so long and was excited to see the plywood go up -- but haven't seen any movement in there since then. The for-rent signs are still up too. I would be excited to see something go there if only because it's a HUGE space (or a large amount of spaceS) and it's a great location.

    In conclusion, I also know nothing but have been curious as well.

  • My prediction: a dollar store, a chinese takeout and a west indian patty cafe. More of the same in other words. Maybe they'll shake things up and add a laundromat to the mix.

  • This place is a disaster!! The 2 spaces on Lincoln had illegal apts above the store front that are in the process of being gutted. The corner space is huge, with high ceilings, had tin roof fragments on old time Brooklyn. It would be an awesome anything, bar,cafe,coffee shop,the spaces on Classon also have 12+ to the rafters, could have been great. all is lost to a dumpster and unskilled demo labor. The rent the broker wants is at WTF prices. The real kick is that they will not allow light or heavy cooking of any kind..no food period. * beware of renting these spaces, all are in excellent shape, structurally, not much if any water damage and come w access to the basement, which is also dry and w not colonies of furry guests. The bldg has been vacant for so long that more than half of the tenants are for leaving it alone, 25% have 311 on speed dial and will telephonically bash your business to death. Forget about opening up before 8 or closing after 9 these people will put a hit out on you for a loud radio let alone high foot traffic. This broker is pulling out all the stops after they took control, demo, new store fronts, all things that needed to be done for a good location, should have spent some time getting to know the people who own the building above the retail, they are not going to be easy to win over if ever.Wait till the city gets a re-purpose permit for these spaces it will make Pequena and Way Station, New Chavelas, Franklin Park and others wait times seem like a blink of an eye. This space will req lots of cash to wait it out if a problem arrises.

    I'm curious...How do you have all of the info about these spaces? Have you been chatting with folks who've been trying to rent them? Has this been in the works for a while now and not moving forward?

    Really no cooking allowed at all? Is it on the ground floor of a coop building and that's why there are so potentially so many rules..? Is cooking a definite no-no?

    The space as you described really does sound fantastic for a restaurant or cafe/occasional live music venue (if only music during the day/early eve on weekends), especially with high ceilings and a corner spot...really is ideal. Any additional feedback or info about the renting agent would be much appreciated. Thank you.

  • So, has anyone heard anything more about these new retail spaces that seem to be coming to market very soon? Any idea what kind of stores are coming in? It would be great to bring some activity and conveniences to this part of the nabe.

  • On the market soon?? They are on the market now. The management company is putting lots of cash into the spaces. Small,but new built out bathrooms that will not be ADA compliant, so if you want one of these spaces you should jump on it so that you will not have to remove and rebuild the bathroom that is currently being installed. The guy is doing some good things like the tall storefronts w nice high windows. They are also doing all the demo work so the new tennent will not get the asbestos hassle and a bunch of stop work orders. Also if you want one of these spaces it's best to get at it while they are at the stick stage. While the studs are open you can do less expensive sound proofing and electric as per your needs. They are putting in new subfloor and some additional soundproofing for the tenant problems above. Again while everything is open you can get the build out you want vs a retrofit on top of the basic build out they are going to do. I am very impressed w the deep pockets of these guys. Extensive demo and rebuild with no electrical permit on file. With the right designer and builder these spaces can really be awesome. Contractor used to build out the Kinky Krowns space is killing it, the people are really paying attention to details and it shows. The new spaces on Franklin are going to really make people happy, Mr.T is putting in kind of Weatherup space and across the street a new place is going in that after the lighting plan is installed will look really incredible..think quality design.

    I hope these clods on Lincoln and Classon rethink all the resrictions..they have super high ceilings and a good corner w the right amount of cash and 1 of these proven designers these spots can be fantastic retail. Some sweet new spots opening soon..and I saw a demo crew cleaning out Bristons..?

    No cooking or alcohol, yet high rent.

    All I can think of is a chain drug store.

    I'm not sue we'd support more groceries, or a clothing store like Brooklyn Industries.

    ...I'd also think about a upscale day care.

  • I think the neighborhood would also be willing to support a nice gym. I would have exercise equipment, as well as space for karate and dance.

  • What's the rationale for having no food or alcohol?

    Would be a real shame to see these spaces go to waste...

  • Food attracts pests.

    Alcohol attracts a different kind of pest.

    It really limits their options, but I can understand the rationale.

  • I walked by there again today.

    I think an upscale gym would do best in that location given the constraints catwalker describes.

    ...in additional to not having food or alcohol, gyms don't make much noise.

    The tenants above who like to call 311 will be bored.

  • These places are being listed by city feet for $32 -$48 a sq ft.

    This seems like a lot to me, but maybe they will find the right tenant.

    Anyone think they will get tenants in there by summer? ....they seem like they are willing to wait for someone who meets their specifications.
