You don't really have a choice for broadband. Cablevision and Time Warner are the two companies here and your address determines which one you can have; you can't switch between the two at any address. Call them and they can tell you if they service your address. I think you'll be in a Time Warner area.
If you don't mind slower speeds, you can get DSL from (I think) Verizon and if you want cable, you would have to do Dish or something like that, if your LL allows it to be installed.

I forgot about Fios. I think I'm still skeptical that anyone actually has it.

I love/hate Time Warner.
Pro: Their Turbo for additional $9.95/mo for 15+meg down, 1+meg upload. Reliable.
Con: 1) Tech Support is lame and untrained - even their 2nd level. Issues are resolved when a home visit is scheduled and then they address the problem at their end.
2) I have signed up for EasyPay every couple of months since July '11 and it has yet to work - I get a letter every 2 months to say my bill is in arrears.
3) Lots of apologies - they must get lots of practice.
