I feel like i been slaped :(. blah grrrrrrr
i promise these girls i'll rent it to them. they were suppose to come yesterday to sign papers. girls didnt even call to let me know they werent coming. so i called them yesterday. and the girl said she was coming today.
i wasted the whole sunday waiting for them.
i call her this morning. she said she'll call me back. and its now like afternoon time and they havent call me back yet. i called the other girl and same thing.
so should i just rent it out to other people and dont bother waiting for them.
and should i even bother refunding their 32.20 credit/back ground check fee. it has been used already.

If that's all there is to the story, I'd say it's up to them to keep their own appointments, and you probably don't want to be chasing them around to get the rent every month. Credit check $ not refundable. If you accepted a deposit, your obligation is different.

Nobody ever called me "The Ethicist" - BUT - I'd rent to those who have the bucks and are willing to sign now. Hell, you've gone out of your way to accomodate the others.

yeah its none refundable. i was being nice to all my new tenants took no deposits till the credit/back ground check cleared.
but i kinda feel bad cause she use the 32.20 for the check and now i'm thinking of renting it out again cause she doesnt seem reliable and it pisses me off she didnt even bother to call me to let me know she wasnt coming. -

I don't understand. Where's the dillema? They stood you up twice. Are yo suppsed to pay for the credit reports yourself? Much as people don't like to recognize this, being a landlord is a business and not charity, especially to crazy people who want to live in PH or the Slope or whatever neighborhood and don't bother to live up to their end of the bargain.. The longer your apartment is vacant the longer you lose money. Paying for a credit check does not guarantee a living space especially if a lease isn' signed. Now, get over it and rent the damn place to people who can and will pay the rent before I eminent domain your ass and rent it to some double stroller people for $2G's plus their own gas and heat/hot water.

I agree. "morals" cut both ways. you've been MORE than fair - time to get some tenants that can show up when they say they will and pay you money! -
wtf one of the roommates just call me back saying they already had rented since this weekend. i'm like wtf!!!!! they wasted my time. i'm like why didnt anyone call me to let me know you guys dont want the place any more wasted my sunday and people i rejected who came to see the other units. grrrr which happen to got rented out that same day!!!

Part of the business bro. Let me ask you something did you ask them to provide rent history and some W2's? Usualy when you require that from prospective tenants, along with a credit report, the unsure ones will shy away. The more you make a prospective renter work to prove they are worthy the less hassle you will get such as you have now. As soon as they missed the first appoinemnt, whether they calld you or not, you should have gone about your business and look for another prospect. -

Like someone said, ask for a lot of information when someone has interest in your place: credit report, w-2s, references, proof of employment, etc. Interview them too, you know, talk to them and get a sense of who they are. Once you get that from everyone that's interested, make your decision based on who you like the best.
Also, tell people how and when you'll be making a decision and whether they or you should follow up. That wouldn't have helped in this case, but next time. -
iz learn alot from this one. well 1 out of 2 isnt bad. i was holding two of them for students. i know how bad it was for me back when i didnt have a job. that kid actually came back this morning as promised.

You're under any obligation to hold apartments for people. When I was apartment hunting, I'd lose out on apartments all the time. I finally got an apartment when I started bringing the deposit with me in cash.

You can't change 'em and murder is illegal, so make yourself a stiff drink. Try this little gem that I call a Tokyo Rose.
TOKYO ROSE
- 2 oz vodka
- 1 oz cloudy saki
- 3 oz tomato juice
- juice of 1/2 limes
- 1 1/2 tsp Worcestershire sauce
- 1 tsp wasabi paste (or to taste)
- sea salt
- white pepper
- cucumber balls to garnish (yo need a small melon baller)
Add booze, juices and wasabi to a shaker with ice, adding salt and pepper to taste. Then shake it, and I mean SHAKE IT, as if you were wringing that woman's neck. Strain over ice cubes into a highball glass. With a small melon baller, scoop out four cucmber balls and garnish.
So sit down, kick your feet up and give yourself a little cheer. Generation T has a strong tendency to leave after about a year and half. But oh, there will always be more to come, so keep some wasabi in the fridge, and throw out those rusty bullets. -

im thinking of renting out my coop on prospect place between vanderbuilt and underhill. its a 425 sq ft one bedroom. the place is in pretty good shape but the kitchen and bathroom could use some work

I'd go for at least $1400. when I rented my place in march of 2004, I looked at about 6 apartments, all 1+ BR and all between underhill and classon on either sterling, st.johns, lincoln or on washington. the cheapest place was the one I ended up renting - the place on washington. it was about $950/month - every place else was $1200-1500. and this was using a broker.
so, the rental market is tighter now, and you're in a more "desireable" location. I'd say you can rent the place easily for $1400, at least.
