Select Bus Service and other changes on Nostrand Jan 2013+

Over the past few years, the changes in the neighborhood have begun to be reflected on Nostrand Ave:

-A cell phone store replaced Crown Fried Chicken at EP and Nostrand

-CT Muffin has appreared "midway" on Nostrand, between Atlantic and EP.

-NuBar has opened

-Fewer corners are the site of obvious drug activity by young men

-etc

Anyone want to jabber about what is next?

  • nostrand ave pub will be across the street from ct muffin. bagel bakery will be between atlantic/pacific. sakura Tokyo. Richol bakery. Another Sushi place by Sterling. Syds sandwich. Hair places closing down, and even (gasp) a few nail salons. The site of the starlight sits empty in all its sheetrock glory. We all miss the old bar and I could just spit nails when I see this generic space.

  • i actually joined this forum to ask about nostrand, particularly imhotep. its recent closing (after 26 years) is really disappointing. i saw some folks poking around there a few weeks ago though, so it looks as though the space might be occupied fairly quickly? any ideas on what it might be?

    I don't know. However, after 26 years, they might actually be the owner of that location.

  • There was a building for sale not too long ago. It's the Nostrand Travel building, might house Imhoteps too, not sure, but it was for sale for a little over a million.

  • With the changes on Franklin and rental prices going up (commercial and residential), it makes sense that more will move east given the nice housing stock, strong retail potential, and proximity still to the subway and park.

  • I agree.

    I add that this seems to be a case of the residents leading the change, and then the businesses mix catching up to the neighborhood's changing preferences.

    Adapt or perish?

  • My dog and I decided that Nostrand was going to be today's destination.

    We saw several pretty prime storefronts being warehoused by landlords, presumably with the hope that they will be able to recoup the rent lost in the vacant months with higher rents from new tenants.

    We also checked on progress at Hello Living site; they are building a big, market rate, residential building just off Nostrand. Similar buildings were constructed by them just of Washington Ave a few years ago.

  • I have been meaning to try the Fish and chip place.

    ...do you know anything more about the ice cream place?

    Do you know if it is going to be a Baskin Robbins, or a smaller chain, or not a chain at all?

  • Its called BK Scoop. They have coffee, ice cream, pastries etc. Located right next to the elementary school on Prospect.

  • Putting an ice cream place next to an elementary school sounds like it might work!

  • Yes Ice cream and kids should be good. Its run by the same lady that had the pary goods store there before. They have coffee, soup, hot dogs. and the ice cream is really good, not generic, well made. and muffins too.

  • No activity there but saw a large trash dump at 722 Nostrand Ave next to "Secrets." Looks like a gut reno

    The same way as where there are SBS lanes Manhattan; Those who can't adapt to the change will go out business.

    ....they have known the change is coming for literally years.

  • Deliveries are allowed during construction. Once the SBS is up and running the delivery folks will have to work around the rules, whatever they are. I don’t think the merchants will be inconvenienced as much as the companies that deliver their goods.

  • While it may not seem like a big deal, there are 2 supermarkets on Nostrand that receive deliveries between 7-8 am two or three times a week. Currently this works as there is no parking from 7:30-8:30am so trucks can pull up unobstructed, unload directly in front of the store and leave without disrupting the other two travel lanes of traffic. With the new traffic pattern, the curbside lane is scheduled to become a driving lane which means no access for those trucks. The 53, 40 and 35 foot trucks will all need to double park on side streets and walk their goods around the corner.

    I've mentioned this to DOT several times as a concern, including to the person who is in charge of the SBS and they have continue to state that its not going to be a problem. I don't know if this is because they are going to turn a blind eye towards tractor-trailers double-parking on non-truck routes to discharge goods, or if they believe that the trucks will continue to load on Nostrand reducing the number of travel lanes to one during the morning rush hour. In my mind, either plan is stupid.

    Its interesting to me that the one of the reasons stated for the SBS is the need to speed up the B44, yet DOT seemed to overlook the fact that one of the main reasons for the slow service on that line was their failure to make necessary repairs to the street. The section of Nostrand between Flushing Avenue and Fulton Street was almost impossible to navigate and traffic routinely traveled at 15 mph or less to avoid the potholes, depressions, and cave-ins that existed on the avenue.

  • I suspect that the supermarkets will incur some increased costs as a result of the added labor Homeowner describes.

    Frequently, they pass these costs on to consumers. If they can't pass the costs on (because people simply shop elsewhere), the business mix may change to one in which there is less competition (aka supermarkets).

    When you look at the other SBS Avenues, you can get a sense what Nostrand may become.....

    If all goes according to MTA's plan, Nostrand is going to become one of the busiest bus corridors in NYC. It will allow people a somewhat quick way to go North/South, in the absence of good subway service.

    This will be a big change for merchants, drivers and shoppers, and may already be playing a role in the changing business mix along Nostrand in Crown Heights.

    At least, I hope they have started to prepare....

  • Nostrand Ave is in need of repaving, no doubt. Perhaps some repairs will be done during construction.

  • Nostrand is a target zone for economic development most of those merchants won't be there in five yrs including the supermarket. Oh we'll change is here!

  • I don't think the effects will be that stark. I tend to think of it this way:

    -Those who adapt will likely survive.

    -Those who don't adapt have less of a chance of surviving.

  • The SBS construction involves a lot of work to repair Nostrand, but only from Atlantic to Flushing.
