Prospect Heights Apartment for $950. Too Good to be True?

  • Suspicious. Others who have dealt with Rapid Realty should chime in (I have no personal experience, but search this forum).

    On the positive side, my guesses are 1) that it's south of Eastern Parkway and east of Washington Ave, so is more Crown Heights than Prospect Heights 2) it may well be rent stabilized since there are a lot of larger buildings down there.

  • It does seem too good to be true. If you find out the exact address check the bed bug registry and google search the address to see if you and get more information. You might find complaints from neighbors or bad landlord information or some other reason they're renting so low.

    By all means, check it out or have someone else check it out. Deals can be had of course, and it could be rent stabilized. Rapid Realty is known to be very shady and very fond of bait and switch. I find it suspicious that it's described as a studio but one of the pictures shows the tiny room that is usually a very small bedroom. This would indicate the pictures are not of the place.

    The cynic in me suspects noisy neighbors, a run down building and/or a fifth floor walk up.

  • As others have said get the address and check it out. Also its most defiantly in Crown heights. It's worth checking out but my spider sense is tingling.

  • Ridonkulous - I doubt its rent stabilized as the rent is too rounded off. if that apartment rented for $952.71 then its probably rent stabilized.

    The apartment is definitely very small. Its probably started out as a larger apartment that was chopped in 2. The bedroom is very small and can probably only fit a full size bed at best....and you don't have a real kitchen. To bad they did not provide a picture of the bathroom.

    Rapid realty is a shady outfit. tateinbk caught a good indication that it might not be the actual apartment shown in the pictures. I would not deal with rapid realty. One of my tenants worked for them and he did not recommend them.

    That said....it does not hurt to check out the place. You hardly find anything in that price range in Brooklyn these days.

  • Excellent point about the round number! I suspect you're right. Although maybe they rounded for convenience in the add.

  • I lived on Carroll between Franklin & Bedford for one year before moving to where I am now on Prospect Place. It was a cheap junior one bedroom that seemed too good to be true.

    After a couple of weeks, I haaaaated it: it was a large building with noisy neighbors, frequent domestic disputes, and people would throw their trash out the window into the courtyard space. Plus, at the time, the vibe on the south side of Eastern Parkway just didn't feel safe to me. I got harassed on the street a lot.

    To be fair, this was also several years ago. 2005-2006? Things have changed quite a bit.

    Watch out for shady realtors: mine met me at the Eastern Parkway/Brooklyn Museum stop, so the neighborhood looked & felt nicer when I first arrived. This was my first solo apartment in NYC, and now I know better.

  • Summer is coming. If the problem is loud neighbors it's very possible the current renter will come on here and complain. :) So we may still know....
