Forte Condos in Ft. Greene

an 1156 sq ft 2 bed 2 bath corner unit starts at $995k and has $1327 in monthly condo charges..ish is pricey!
-
I called to inquire about affordable housing units, and the rep was very polite, but I swear, I could hear the wickedly faint tinge of 'I'm trying so hard not to laugh at you' in her voice. But I could just be bitter.
-
Did you really call and ask that or are you kidding? That's pretty funny if you did. I think I'll walk into Jean-George tomorrow and ask if they have a takeout menu under $10 and see if the reaction is similar. (In fact, why doesn't JG get more flak for not providing affordable food, what with all the hungry people out there? Outrageous.)
On a more serious note, the apts look nice but for all their talk of the "BAM Cultural District", that corner ranges between shady and desolate. Good train access and perhaps the presence of the condos will improve the area, but it's not exactly prime real estate as is. If I were a buyer that would be a major sticking point for me before I was willing to shell out luxury condo prices. -

I don't think you can get a brownstone in Ft Greene for that anymore, can you?
You definitely still could in Bed Stuy or parts of Crown Heights. -

With prices that high, I suspect they're trying to keep all the investment bankers and lawyers in one place...makes sense -

Yeah you're right, I meant to say Clinton Hill. Our building and the one next door are being sold for under a million (~$880K). Granted they're brownstones sans pretty brownstone facades, but still.
Then again, I rate subway proximity lower than most people. The apt/house space matters more to me. -
escap, I was serious (and curious). I did call them. Hey, let me know how it goes with Jean-George.

Do you mean that you disagree that it's shady and desolate, or something else? Either way, as I walk home from there virtually every day I can fully attest to its shadiness and desolation.
Oh, and btw I called Jean-Georges. Remarkably, they pointed out that since the food market in NY is not stifled by price controls there is an abundance of competition and a resulting vast array of choices, both expensive and inexpensive, for all to enjoy. Perhaps someone in the city council will take note. -
i deny that it's shady and desolate. the 24 hour crunch is right down the block, that very bright liquor store is also there, BAM harvey is steps away and the downtown bk development is trying to place another cultural venue diagonally across the street in that lot.
but yes, the prices are a bit on the high side and i'm sure they will have some coming down before they're all sold.
would you consider onehanson prime real estate? last time i checked, there's always homeless dudes milling about that subway exit. -
Hmmm, I'd give the slight edge to onehanson but it has its own problems, and much of Hanson and Ashland is dark and, well, desolate as well. It surely will improve on that front with the opening of onehanson, and will be completely transformed by the AY development, so I suppose that will cease to be a problem.
As for Forte, Crunch and the liquor store etc. notwithstanding, if I were looking for places to drop millions on a luxury condo, I'd hold it to pretty high standards, and for me personally, the stretch there along Fulton leading up to Flatbush counts as desolate, as does Dekalb from Ashland to Flatbush. The existence of a $1 store and welfare offices would also not scream "buy me", in this hypothetical situation in which I actually have money to be contemplating said purchase. However, if there are people with tons of cash out there who disagree with me, then good for the developers. And no doubt, the area is sure to continue to improve, and once AY is up any hint of desolation will obviously be long gone. -

yes..I disagree that its shady and desolate..what criteria are you using to make that judgement..I always see tons of people around there..as for shady..if you mean it reflects the diversity of the area..then yes its

Tons of people, huh? Interesting. I'd challenge you to meet up over there in the evening and take a walk around to settle it once and for all, but as that's not feasible I guess we'll just have to agree to disagree. I'd also strongly disagree that it's a diverse stretch of blocks, but whatever. And to clarify, I'm not talking about the intersection of Lafayette and Fulton, I'm talking about the area further on down towards Flatbush, which is more notable for its parking lots, abandoned buildings and nondescript city offices (at least IMO).
Just please, don't accuse the developers of being "greedy" if they're able to sell the units at outrageous prices, since you apparently think the area is luxury-worthy. If it were me I would demand a bit more luxury with my luxury price tag. Don't get me wrong, I'd live on those blocks in a heartbeat--I'm not saying they're so awful--but they don't warrant those prices. -
okay..gotcha.. yes that area is kinda desolate...is it really that bad. :? .I'll try to look at it through your eyes next time I pass by...mebbe I'm just used to it
I' ll report back on my findings
btw: isn't that where the BAM cultural district will be? -
Ah, agreement, sweet!
And no, it's not that bad, just not that good either (especially with those maintenance fees).
Yes, it is the site of the BAM cultural district, as much touted by Forte marketers. I guess we'll have to wait and see--like I said, there certainly is a fair chance that the area will improve dramatically, and I'm sure that's the bet the developers, and any buyers, will be making. I certainly hope they succeed. -
I walked by there one early morning and one of the construction workers walked past me coughing from the joint he was smoking. He reeked. And his co-workers at the construction site started ribbing him, saying, "he's smoking reefer, he's smoking reefer." That was at 6:30 a.m.

Damn!! That's impressive. -
well, i've seen construction ppl smoking reefer before. it probably can be quite a boring job, so they must do someting to stave off the ennui. but that said, it could be a cause for construction deaths. don't always blame the architect and his shoddy designs! sometimes the guy is stoned off his rocker.

BAM Cultural Center??? Don't you mean LaFu West?????
/ -
They are trying to numb their guilt at aiding in the construction of that monstrosity.
-
Funny! It just seems like a very odd place for a building of that size. I would love to see some folks pour some love into all these abandoned/ underdeveloped brownstones further out in BK, then put their money behind endless sheets of glass and metal. I know, I know: wishful thinking.
-
Why are glass and metal so maligned? I think a lot of the modern, glass and metal buildings in the city are beautiful.
Also, that area that Forte is rising up from wasn't a brownstone further out in BK, but it was certainly abandoned/underdeveloped. I don't wish to fight =; --I'm not saying I'm "right", it's just my personal taste. I also like the glass building on Astor Place, much to the horror of my hipster friends. 8-[ -

OK...Escap..I passed by that area several times..today I was on foot and really tried to look at it with a critical eye...I just don't see the desolation and definitely no shadiness :? it is definitely not residential..so don't know if that's what you mean by desolate...but then again I was never big on crowed places..thought of living in Manhattan makes me shudder

we are actually in agreement on this one..I dig the glass/metal structures

Well, maybe we wear different glasses, as crowded would be the last word that I'd apply to that area. Oh well, glad we at least agree on the glass/metal issue. :P -
I like glass and metal...just not in that neighborhood (or the surrounding ones). You're right, I've seen beautiful ones in the city (where they fit in among other, similar buildings). I just prefer brownstone and limestone. It's what I grew up on, is all.
