Crown Hts Slumlords on Top Ten List
Did anyone read the aricle in the Post yesterday about the list of the city's worst slumlords?
The article in the on-line version of the Post omits the names of two landlords in Crown Heights cited in the print version. I remember that one was "G-Way" and other developer owned a building in the 400 block of Franklin Ave.
Anybody live in a building managed by G-way? I've seen their signs around the nabe.
WILLIAMSBURG DEVELOPER 'VOTED' CITY'S WORST LANDLORD
By TOM TOPOUSIS
January 24, 2007 -- About 200 tenants and housing activists held a mock convention yesterday to tag a Manhattan-based developer as the city's "most abusive landlord" for his alleged treatment of residents in a Williamsburg apartment building. Developer Adam Mermelstein, of TreeTop Development, was selected by a voice vote after impassioned nominating speeches from tenants of his building at 188 S. Third Street in Williamsburg.
The "convention" at a Greenwich Village church was attended by tenants from a dozen neighborhood associations, each of which nominated a landlord they accused of orchestrating campaigns of harassment to empty rent-stabilized apartments so that the units could be renovated and sold for large profits.
Jacqueline Hernandez, a tenant at Mermelstein's building, said she has been harassed by the owner's representatives, who she claims have been trying to chase the remaining 20 tenants out of the 41-unit building.
"They're doing heavy demolition in the building, with families with children and old people still living there," she said, claiming that there have been repeated cutoffs of heat, hot water and electricity.
Mermelstein, who is developing upscale housing in other parts of Williamsburg as well as Hoboken, N.J., denied the charges.
"One-hundred percent false in every direction These are literally lies," he said, adding that since he bought the property four months ago, he has had four workers in the building making repairs.

well i'm speaking to my landlord tonight, i've been robbed twice and his response has been slow, to say the least...
-
You've been robbed twice? I'm so sorry. What were the circumstances? Break-ins from the outside? Or neighbors in the building?
-
i've seeen g-way management signs around my area in ft. greene as well.
-
the first time they just broke the got in w/o breaking anything, the second time they just broke in - the landlord said that he equipped it w/ the 'best locks in nyc' - when i got home i took two screwdrivers and broke into my own apt i was irate!! then they put up steel doorframes and doors, i haven't tried to break in but i think i deserve a rent abatement of some kind
the heat didn't work either for the first couple days of winter - overall they're nice guys but nice landlords don't stop robbers!
what's g-way?
UPDATE! I spoke w/ my landlord and they have maintained their good standing amongst my roommates! -
Subject: Gway tenant
I live in a GWay building and they are horrible. No heat, no hot water. Lackluster attempts to "fix." They jacked up the rent to get the previous tenants out, and are trying to raise rent again. I think they can raise the rent each time someone leaves (because it is rent controlled) so they are trying to keep a high turnover. We were also robbed - as were 5 other apts in the building. We didn't get so much as a heads up from the landlord. -

What does that mean? I don't understand "they just broke the got in w/o breaking anything."nycbrian wrote: what's g-way?
I don't know what g-way is either. I don't understand the roommate comment either. Please translate.

As far as being "robbed" goes...You were not robbed. You were burglarized. A robbery involves using force to take property from a person. A burglary is when somebody enters or remains unlawfully for the purpose of commiting a crime which in your case would be larceny. You were burglarized.
I suggest that you not depend on your super for protection from crime. You need to make sure that your windows are in good condition and properly locked. You need to make sure that you have a peephole and a chain on your door for when you are home. Have a good quality deadbolt installed that when locked is set deep inside the door jamb. Install a plate on the outside of the door that covers the lock cylinders. The plate will prevent somebody from using a pair of visegrips to simply rip the lock cylinder out of the lock. A good locksmith is a worthwhile investment. -

I would suggest you call in the HPD Code Violation people. They can make the landlord's life very difficult. And don't forget the Dept of Health (more rodent infestations), Sanitation (for dirty sidewalks and recycling) and Transportation (for cracked sidewalks). You can reach them all www.nyc.gov. -

Rubin Duckler is the worst Landlord EVER!!! -
I that that honor belong Elcoro Martin. Man, the stories. This guy actually hooked up separate boilers so that he could shut off the heat to individual apartments if they didn't pay their rent.
-
Funny. I was in an E. Martin building in 98' and we, as a building, with help from a tenants' rights association got him to switch back to regular boilers. Wow, though, man anything with that guy was like a fight tooth and nail. He should definitely be on that list. And, I met a girl at ripple who is moving in to one of his shitholes and is gonna pay $1300. Yeesh, highway robbery to say the least!

Spread the word. Maybe people won't rent from them. -

Any info on Maxx Management? I'm interested in purchasing a co-op in one of their buildings?
