Turner Towers?
I'm looking at a place in Turner Towers -- 11K -- 1800 square feet, nice views, $1 million. I searched the threads for Turner Towers & turned up some useful info, but I still have questions, and so even though it's self-serving, I thought it would also be a chance for folks with opinions to voice them, and have them recorded for posterity.
So...
Apart from the value proposition (feel free to talk about price per square foot and the flip fee -- I'm not interested, but whatever), what do people think about life in the Towers? I've spoken to a few residents. Two who love it and raved. One who considers it her big Real Estate Mistake, and calls it noisy and distant from stores & amenities -- even on Vanderbilt & Washington.
I'm not a classic gentrifier who needs the sushi bar and the gourmet cheese store (although nothing against gourmet cheese), but I would like to know that there's a decent diner/local restaurant/newsstand within walking distance.
And also: Is it true that it's easy to beg, borrow, and lie your way into PS321? Because that's a big concern of my wife's. Otherwise, I love the idea of apartment living for our daughter -- it seems like a real community. But again, correct me if I'm wrong.

You'll find some decent dining options on Vanderbilt, and yes sushi from Sushi Gen down Washington a ways. Groceries are limited (I rely on Fresh Direct) and newsstands are non-existent (unless you count the one at the Grand Army Plaza subway stop).
There's a lot of lore about getting kids into 321 via faked addresses, etc., but chances are it ain't gonna happen. I had a friend who sold their gorgeous townhouse in Prospect Heights and moved into a smaller apartment in the Slope just to get into 321.
I like Prospect Heights after three years of coop ownership, but for $1 million I'd definitely weigh the value of the view vs. all the other stuff on your list you're not going to get over here. -
Turner Towers is a lovely building with great amenities, but they are having major money issues and big capital improvements on the horizon (read: your maintenance is likely to go way up). they also have an outrageously high flip tax, and that's not going to change anytime soon.

Thanks for the info, everybody. I also heard they're planning a major plumbing upgrade which will hit the K line in a year or less -- that doesn't sound like much fun. The maintenance is already high -- I wonder how much higher it could get.
I probably won't be bidding on it, I guess. Can't do without the conveniences. Although if that area ever does genrify, those apartments are going to be worth a mint, maintenance or no. What a location -- and the layout of the 3br is wonderful for a family. -
The area has been gentrifying for quite some time now- you should have seen it ten years ago when I moved in. Turner was like a diamond in a pile of shit. Now it's like Museum Mile. Seriously.

I believe the plumbing upgrade will eventually hit all lines - they're just starting with K. Gentrification is already coming to the end of its cycle in the nabe. That's not to say the value won't increase, but it's not going to double and triple in the next 10 years the way it has in the last 10. Although proximity to the Meier building is a plus. That will help.
