Ethical Coffee Entrepreneurs scouting out Vanderbilt

To whom it may concern,
I have recently set my sites on Vanderbilt street in Prospect
Heights. It is so full of potential and I feel the market is under
served. My brother and I are forming a small company in order to put
together a small coffee shop/espresso bar possibly a cafe using
excellent coffee and espresso from a superb company. Our goal is not
only to be owner/operators but to run a clean, comfortable and
environmentally conscious as possible business that serves and
recognizes the community it is in and part of. We are not hippie's
just ethical entrepreneurs. Currently we are looking for real estate.
I noticed your site attracts a large number of passionate and involved
locals that I think would really enjoy what we aiming to offer. I am
curious if your site mangers have ideas of how to post something in
order to find out more about opportunities on Vanderbilt. I am
wondering if you know anything about Half wine bar ( i know they are
selling but the price from the broker is ridiculous, 100k for a bis
that closed a year ago) or Muddy waters (I hear rumor of selling).

There are a couple of vacancies on Underhill between St Johns and Sterling. A coffee shop would be GREAT there. -
PLEASE tell him a coffeeshop is desperately needed on Washington!
Vanderbilt already has Joyce and Le Gamin. But if you go east, there's not another decent coffeeshop till you get to Saje on Franklin. And there are plenty of people on or near Washington who would happily support a good coffee place. -

I do, sometimes, pop by tom's, but it's not a coffee shop.

I didn't say good coffee. I said coffee. There's no good coffee on Underhill either.
Additionally, from the merchant's perspective, an Underhill location would allow them to serve customers from all the large apartment buildings on St Johns and Lincoln between Washington and Plaza, as well as on Plaza, and in the new Richard Meier building, once it's complete. This would give them a large base of customers that are likely to be willing to pay a premium for good coffee. -

This same line of reasoning can be applied to Washington Ave and the many condo/co-op buildings that will be on the market shortly. -

Most of those are at the other end of Washington, closer to Atlantic. That part of the neighborhood just doesn't have the same density as the St Johns/Lincoln end. Down the line, I'm sure the area would support coffee shops in both locations, but right now, the part closer to Eastern Parkway is far more underserved per capita. -

From Sterling to Bergen, there's a lot of stuff opening. well, we've also got the e.pkwy 2/3 stop. just like people stop by joyce before heading to GAP 2/3 or 7th ave B/Q, having a coffee shop on washington, close to eastern parkway, would be fantastic. heck, even one of those stupid metal cart things would work (maybe one of those trucks like that MUD truck in union square??) - so many people come to that train stop from the huge buildings on e.pkway, lincoln and st. johns that one could make the same argument for washington/e.pkway as carnivore's for underhill.

I am so impressed to see the response. I think this is the right community to put a nice spot up. We are going to use Barrington Coffee Roasting company. i have been friends with this company for a long time. This is the same company that Joe uses and Red Horse Cafe. We are aiming to serve only coffee and espresso drinks as well as tea. If the space has a pre- existing kitchen we may do some light food but it isn't the highest priority.
So currently we are looking for a commercial space.
I will post later with some off the dilemas we are facing. Thank you all -

This is really exciting, Bjorn. If you walk around Washington you'll see lots of new developments being built, in the southern part near Pacific and in the center near St Marks Ave. I hope to see you guys open somewhere soon! -
not so long ago, there was a post on craigslist for the small little commercial space on washington beetween dean and pacific, right next to the washington condos.
it was small and possibly not the best for pedestrian traffic, but it is in the nicer part of washington imo. it is right nxt to the washington, half a block from the hello living complex, 2 blocks from the 647 washington condos, etc... -
i think i would like to change my vote to underhill - much more pleasant street than washington - more relaxing, especially if the coffee shop were to have a bench or two outside like gorilla (which has 3 benches!) especially for a more upscale place - for a to-go coffee shop, washington - like the space on the corner of washington & st. john's which to me seems to be crying "starbucks" - let's hope otherwise.
