Dying to move to Fort Greene- advice, studio apts?

Hey,
I'm very enamoured with the neighborhood around Ft. Greene park, and the C-Lafayette would be a good subway stop for me since my workplace is on the C line in Manhattan. I'm looking to live alone for $1200/month or less in that neighborhood. Any advice is welcome, such as whether I really have to pay a broker or not (of course the brokers say you do), detailed info on the neighborhood (suggested boundaries for my housing search?), and of course I'd love to hear about it if you're letting go of a studio or 1 bdrm in May. Or if your neighbors are moving out--I'm a great neighbor, I promise...please email me at [email protected] if you have advice/suggestions.

  • you may have to increase your max a bit if you want to live alone on or near the park on the dekalb side. you can probably find a place relatively easily on the myrtle side of the park. i do have a friend who found a great studio on s. portland for $1350. i found my current place on craigslist, no broker and a fantastic landlord. but that was 3 years ago...the neighborhood is fully gentrified now so it's going to be a little tougher. i hate brokers but these days you might need one. i'll let you know if i see anything. good luck!
  • Agreed...while $1200 a few years ago would have been unheard of, it's below going rate...BUT I MOVED, so I'm not sure. I can check with some friends who own apts. PM me...
  • It may be too early for rents to start plummeting, but as soon as they break ground on the monolith, anything anywhere near Atlantic Ave is going to be really cheap, just make sure you stock up on air filtration devices because it will be really dusty from all of the construction.
  • get a bicycle and ride around the neighborhood, if you're able. Landlords will frequently post 'for rent' signs on doors and in windows ( a lot of these pop up on myrtle ave from time to time. the myrtle ave. area might not be as nice as dekalb but some of the interiors of the apartments are really amazing [i.e., 10ft+ ceilings, loft-like, etc] ).
    Also, drop in to the cafes and restaurants; they often have bulletin boards with people looking to sublet/rent apartments. Good luck.

    Thanks for all yor helpful advice! I saw one today for $1350 on Clinton btw Fulton & Gates. 3rd floor, newly remodeled, beautiful wood & exposed brick, decent size (queen bed plus small couch probably, separate kitchen). This is a no broker place--a little more than I wanted for rent, but less than if I got something for $1200 and paid a broker (or about the same). Any thoughts?
  • Sounds like a decent deal but not exceptional. You can most like find others in that area in the same price range... I assumed you wanted to be on or very close to the park. Not that Clinton & Gates is far but things in Clinton Hill are slightly cheaper than Ft. Greene proper. You are right by the train though...

  • If you like it take it before someone else gets it. It's still a very competitive housing market in FG/CH especially on the lower end.
  • Becky, not sure if you're interested in a six-month sublet, but I will be subletting my one-bedroom apartment on Clermont between Lafayette and DeKalb for $1200 from June-November. Send me a message on this board if you're interested.

    Otherwise, I can share my experience in finding the place, which I started renting fall of 2005. I did use a broker, paid one month's rent, and felt very lucky in the end. I saw one other decent place that was in the neighborhood and priced similarly (also broker) which I didn't get because I refused to sign a lease before the renovations were completed, but everything else was much further from the park or had crazy low ceilings or other weird issues, and I looked for almost 2 months. In general, the longer you can wait, the greater chance you have that something lucky will pop up.
