new building on st marks/classon

if it's my building (st. marks btw classon and franklin), then yup, it's brand new apartments and they're pretty nice. i just moved in this past week, but there are still a bunch of places available at varying price points as far as i can tell. so far i like it a lot.
it's the ads with all the photo-montages at the bottom right? that's my building/the jewish hospital buildings. if you call the number, they'll show you available places in all the buildings.
not the best realty company, but the places are nice and rent-stabilized. -
i have a broker who wants to show me a place - i think maybe it's across the street from your building? but it seems like there are lots of no-fee places there, too, so i don't know.
-
i'm guessing it's the same owner...just about everything on this block is. if it is, there is a fee, but it replaces one month's rent, so it's pretty much the same as no-fee. i'm across from the jewish hospital. is the guy named stephen or nick?
-
no, mark. he works for a realtor. i guess i should go check it out, it just seems kind of weird.
-
yeah. if it's rent-stabilized, it's a good time to get in. and ya can't beat brand new!
-
as someone who has lived in one of those very buildings for a while now, i suggest that you use the search function on this board and the crown heights forum to read up on the jewish hospital buildings and that you consider whether that "free month" will later be used as an excuse for various parts of the building not being as advertised.
maybe the newly opened buildings are more complete than the others were when they opened, and there will be no double-dealing about what that free month was for. or maybe, like me, you'll get to know the kings county housing court system a little better.
that said, the major troubles in my building (aside from the imaginary laundry room) have ended, and we like our apartment. just sayin'. -

sweet tea, i just noticed that the new ads don't say there's a laundry room! less than a month ago, when i was looking, they did, but now it's gone. maybe they gave up on it? or got taken to court too many times? haha. at least there's a laundromat around the block.
the new buildings don't seem to have any of the gas issues and other problems you guys who moved into the jewish hospital had at first. i might just not have noticed any issues yet, but so far my apartment seems great, though the building is a bit dorm-like. -
ugh. can you tell i'm supposed to be working as i make all these replies?
-
I just moved in to one of those buildings as well. Alma is the developer name, althouh this cluster is under th 555 Prospect Associates banner.
They were pretty honest about the laundry room--no plans as of yet. The Apt. Manager told me that pick-up/delivery services are best. I was assured that there is a free month and my broker and I hammered that out, but I noticed the apartment manager stayed out of that discussion.
But the building is SUPER clean and feels very secure with a 24-hour patrol. -
funny that they're saying that about the laundry room now -- they sure said they were "planning" on it when i moved in in 2005.... oh well.
on a MOD NOTE: i am moving this thread to the crown heights board, since most people consider the hospital to be in that neighborhood. -
i saw a place in the new building (not the hospital building). it was tiny tiny tiny and more rent than they'd listed it for. the hospital building looks more interesting, i might try to see something there.

Subject: Did anyone see the prospect security vehicle
I was coming off the shuttle train and as I was walking into my building I saw a vehicle with the stencils reading prospect security, does anyone know anything about this?? -
I heard some ppl saying that the landlord for the building on st. marks is shady. Is this still true? Also is everything sorted out with the heat and cooking gas?
I also got the whole talk about the laundry room not being done and that they dont have a definate date as when it will be available but they never told me anything about a free month. I dealt with a broker from kurland realty and i had to pay him a broker free that was equivalent to a months rent. -
i think that's a different building. you would've dealt with alma realty for the building that those things had to do with. did you go to a rental office at 488 st. marks?
also, the heating and gas issues were in the jewish hospital. -
i did go to a rental office at 488 st. marks but the lease did say alma realty. The building im talking about did have the rental office in it.
-
that's really weird. the rental office people are the ones we were talking about as shady (steven in particular). so, if you didn't think they were, then no...but i see them as trying to con everyone. i just recommend getting everything they tell you very clearly in writing. and don't trust anything they say. it's at least reassuring that they're no longer using the laundry room to get people to move here and not mentioning that there isn't one. also, not that neighborhood names really matter, but did they say it was in prospect heights?
i moved into the new st. marks building in april, and we paid the brokers' fee equaling one month's rent, but we do not have to pay the 6th month, so it's a "free month." so far, i really like our apartment. it's new and clean and has a good super, which for me is more than enough cause for joy
. oh, and they accept packages for you! yes, as you can see, i have extremely high standards...
there's more info on the history and landlords at this thread, which started in 2005: http://brooklynian.com/forums/viewtopic.php?t=1907
the whole kirkland realty thing is really weird though. alma realty shows these apartments, and i believe is also the landlord (we just deal with 467-475 st. marks associates, a nameless entity that takes all of our money). check out this page on their website that listw the available apartments and prices:

wow...now im a little scared...they definately listed the building as being in prospect heights but I learned from this board that I am crown heights.
And did u get the one month free perk in writing? -
it's not a one month free perk really, it's just called a brokers' fee instead. yeah, we signed a form saying that we would not have to pay the 6th month. it was part of the whole lease-signing process.
it's really not that bad. they're just shady. but you don't have to deal with them very often, if ever, after the lease is signed. there are some really nice apartments, balconies, etc, and we've been happy here so far. only thing is, it is a lot pricier than surrounding buildings in the neighborhood, so, if you like the building, move here, but if you like the neighborhood, it would be pretty easy to find a cheaper place by looking for crown heights on craigslist. -
yea i already signed my lease so I will be moving in. Hopefully all will be well. Thanks for all of the heads up
