State Street Court

I posted this in the apartment section too, but can I get some thoughts from the crowd on the rental rates at the new State Street Court building? I was a little shocked at how much higher the rents are then when they were originally marketing...

    The area is great, but you'd have to be a moron to pay those rents.
  • When I think of my first apt on State between court and clinton that cost $190 (and that was high for that time!) I cringe. No kidding.. If you are willing to pay that rent you have money to burn and light it regularly or you have no sense!!
  • I applied for one of their apartments that was set aside for middle-income tenants. (I think the salary cap was $110,000 for 2 people.) I didn't get in but got a letter saying if I contact them every 6 months, they'll keep me on a list. I'd love to know how many applications they got - I think they got 10,000 for the low-income apartments. The middle-income 2BRS were $1800 a month, I think. I can't believe how much higher the market rate ones are - I thought they said they would be about $2200.
  • Are these already being lived in? I'm seeing a lot of listings on Craigslist for 1 and 2 bdrm rentals here, and it looks like the prices are a little lower than what is on their website, like $2250 and $2450 for 1 bdrm. Are they very small? Because considering the many amenities (doorman, free gym, laundry) and that it is shiny new, that doesn't seem too bad for the location unless it's especially small, especially considering that there is no broker fee. 1 bdrm brownstone floor-thru apts in the neighborhood are listing for anywhere from $1900 to $2500 as far as I see. This area is just pricey, unless I'm missing something about the quality of the state street court building (I have no idea) then it doesn't seem as if these prices are exorbitantly high. But I'd love to hear more opinions, because I'm getting so frustrated with finding a good place in a good location that I am in danger of breaking down and getting one of these apts simply because it's there with no fee...
