Realistic rent prices in Ft Greene?

I've only been apt searching for a couple of weeks, but my head is already starting to spin and I just don't feel like I necessarily know what is a fair deal/good deal/great deal in certain areas. This is especially true for Ft. Greene because I'm just generally less familiar with the area, and I don't know anybody who rents there. I was hoping some of you Ft. Greene renters out there could help give me an idea of how much the type of place we're looking for will probably cost?

We (my boyfriend and I) would love 2 bdrms, don't have to be equal size, but would be happy with a 1 bdrm that's very large (I'm thinking at least 750-800 sq ft). I really would love to be in a brownstone, as the primary reason I'm moving in the first place is because I've wanted to live in a brownstone since I was a little girl. I really need a decent kitchen, with a full-size stove and good counter and storage. I cook everyday and can't live with a kitchenette or those little 24-inch faux-stoves. It needs to be pet friendly, we have two cats. We would love to be on one of the beautiful blocks just east or south of the park, near the Lafayette C station.

What do these places cost? Are we out of our minds if we think we might find a good-sized brownstone floorthru for less than $2400?

  • My place is a garden level ~750 sq ft 1BR on one of those nice blocks you mentioned near the trains and the park. Not great condition but decent, no W/D, appliances are cheap but they serve me okay. After I move out my landlords told me they see $1800 as the market price. I think that's slightly low, but the point is you should definitely be able to find a place like that for less than $2400 (sorry, my place has already been taken). If you want a really good kitchen and a new renovation, I think you could still get a 1BR on a nice block for ~$2200 or so.
  • Thanks escap, that is very good to hear. It certainly feels like at the least I can get more for my money than Park Slope or Boerum Hill, I wonder how long that will last...
  • My boyfriend and I have a large 1-bedroom in a brownstone in just the area you described, and we pay $1950. Admittedly, we believe this to be a pretty good deal, but I don't think it's completely impossible to find something similar.
  • I have several of the apartments you desire on the Nostrand ave stop in Bed Stuy for <$1,400. if you are interested. Come and walk around the area of Hancock and Bedford to Tompkins and see what you think. With the $500. monthly savings you may have your own brownstone in a few years. 8)
  • Realistically, if you can pay $2400. a month for rent why not look to purchase a three family live in one rent the rest and create your own destiny. The only difference here would be the downpayment, and if you round up a few friends and create a partnership you could get houses on the same block and have greater influence in an area - just a thought, granted, a big one. 8)
  • So we just saw a 1 bdrm brownstone garden floor right near the park for $1900. It was very nice and newly renovated, and the garden was big, though completely unfinished (just dirt). We liked the place a lot, but the thing is, this is one of those really narrow brownstones. The front on the garden and parlor floors only had 1 big window instead of what seems to be the more typical 2 narrow windows, and the 2 upper floors had 2 windows and not three. This brownstone and the one right next to it were by far the narrowest houses on the block that I could see. I'm torn over whether I should snatch this place up or hold out for a garden apt in one of the more typically-sized brownstones, even if it means paying more. What do you guys think?

    PS. Is the cable in this neighborhood Time Warner? You can see that I have only the most important details on my mind :?

  • 5 months ago, rented a garden floor thru on historic adelphi st block for $2000. it's getting more and more expensive. i think their next renter may have paid $2200.

  • I rent a 2 bedroom at cumberland and park ave. 2 very large bedrooms and a fairly narrow kitchen and living room for $1700. plus we have a jacuzzi tub, marble bathroom, and the front entrance is like a poor man's trump tower- marble and crystal! i posted earlier about gunshots, but it's a nice spot!
