Typically a lease converts to month-to-month at the end of the term. Oftentimes this will be detailed in the actual lease.

I don't quite understand the question, but here's one potential answer: Under rent stabilization for an RS apartment, landlord must send renewal offer withing a certain number of days prior to expiration of lease (120, I beliebe), and failure to sign and return withing a certain number of days is viewed as not accepting the renewal offer. Once tenant doesn't accept the renewal offer, landlord is free to consider tenant has elected to terminate lease. Once tenant elects to terminate upon expiration of the term in this manner, it's one of the few times a landlord can force you out of an RS apartment.
All that has always been CLEARLY spelled out on the renewal offers I've gotten. If your lease isn't for an RS apartment, these rules don't apply. -
That is right for rent stabilized. I think it is 150 to 120 days, then the tenant has 60 days to respond. A lot of this stuff is on the nyc.gov website.

i'm thinking he is talking about when they sign a new lease. and depends on how long you want it or they want it. it should expire.
it should have a day and year when it should expire.
say you sign on sept 1st 2007 and its a year lease. it should expire sept 31st 2008. -

If it's free market the owner should have stated in the renewal letter when you need to respond by. If they didn't, I would just ask. I don't believe there is any minimum time they must give you but if they want you out they need to give you 30 days. So they could offer you a renewal lease 31 days before the end of your current lease and only give you 1 day to decide. If after the 1 day you don't say you want to renew they can give you 30 days notice that your lease will not be renewed.
