New building at 525-527 Vanderbilt

Hello out there. I'm a newcomer to the forum, but wanted to see if I could connect with any of the new buyers getting ready to close on the condos at 525-527 vanderbilt avenue. Someone on brownstoner suggested this would be a good place for buyers in a new building to chat.

  • The wife and I looked at those back over the summer. Seems like a nice space. That's the one next to the car wash? (yeah!)
  • Yeah, the carwash is a bit of a downer as is the proximity to the atlantic yards site, but I really liked the apartments themselves and the pricing was attractive. Did the block throw you off?
  • the combination of the carwash, the blocked sunlight from the vanderbilt tech building across th street and the constant buses and cars driving by. that's why prices are affordable and not many people are buying.

    Pros : walking distance to BAM,Ft Greene, Slope,Heights,Clinton Hill, restaurants,museum,library,fprospect park,armers market,pathmark,downtownIf you have a car....carwash and gas stations are close as well as mechanics.Schools arent far.Close to train station.15 mins to city.Near to many churches.

    Cons: where do you park your vehicle if you have one? Not quite the residential block.
  • Well, i'm still looking for other new owners in the building; hopefully one will chime in... and just to clarify, the apartments are selling, albeit slowly as it's come down to the last couple of units.

    agree with the pros and cons outlined by the last poster - great location vis a vis nearby amenities and arts; and the bus issue will subside a little once they redirect those buses back down fulton...

    Hi again. I'm supposed to be closing in mid Dec. My walkthrough was pretty standard, with some unit specific issues that they are addressing.

    The one thing i did find interesting was their positioning of the common charges as ultra low, but in reality each owner has to bear the cost of heat and hot water (we each have our own boiler downstairs) in addition to gas and electric which all-in will probably add a few hundred dollars to our monthly bills. Also, the management of the building is not included in the budget they provided in the offering plan (acctg, making payments, etc), so that will be an additional cost; not to mention the D&O insurance which will be required if you decide to be on the condo board.

    When are you closing and did you have any concerns or other questions arising out of your review of the unit/building.

    FYI - the first close happened this past week. I went by the building and met the first two people who moved in.

    Am closing early December, they made us wait this long, don't see why we should bother to rush. Did the walkthrough, minor issues save for a couple of things in the common areas, which I have our lawyer checking-

    Common garden/yard- aren't they supposed to clear that?
    One washer/dryer only per building?
    Already graffiti on the builiding, I wonder how they will maintain it...

    I knew about the common charges but still found it more reasonable than others.

    yes, they're supposed to be finishing the comm area/garden in back; not sure if the timing was written into the docs, it sure isn't done though, with that black tarp covering still in place; but we did add that in to my contract in addition to the common laundry room (i never checked on how many washers, however). I'm going to go by there this weekend to see what the status of that is. One washer/dryer in each building sounds pretty sad, but i guess with only 5 units each, it wouldn't be the worst thing in the world.

    Graffiti? Oh boy. I didn't see that. Is it on the side of the building?

    Hey All

    Sorry for my delay in response. I am now registered as well and can exchange info. Last week we closed and moved in. Nothing too crazy with closing or problems with the unit. But just to fill you in. There will only be one washer/dryer unit per building and they are not doing anything with the back yard as far as I know. I repeatedly asked, but it is not required or promised according to the offering plan. I'm sure the realtor told you it was going to happen but I'm pretty sure it's up to the condo board or "us" when we take over.

    OH one thing...any major repairs that need to be done that you put on your punch list after the walk through, make sure you check up on it before you move. I submitted my 1st punch list in August and most of the stuff wasn't done last week. Also, don't count on them cleaning.

    That's about it.
