The agenda is as follows:

ULURP Application #N080110 ZRY – Zoning Text Amendments – To amend the Zoning Resolution regarding six bulk modifications and a clarification:

• Coverage on small corner lots for Quality Housing buildings
• Density for undersized lots to be determined by underlying zoning
• Dormers in rear setback areas for Quality Housing buildings
• Adjustments to maximum base heights for Quality Housing buildings
• Permitted obstructions to height and setback regulations
• Waiver of side yards in R3-1, R3-2, R4 and R5 non-contextual districts by BSA special permit
• The amendments also include clarification of the applicability of residential tower regulations in certain commercial districts

PERSONAL NOTE: this may have adverse effects to our rezoning, specifically downzoning of Park Slope, South Park Slope and Greenwood Hts. and the rezoning of Sunset park, so researching this topic and speaking out is important. And all of this was done without proper public scrutiny, from the Boards, elected officials or civic groups in the past 3 years! Sneaking it by?

  • LiGH, are you saying the new zoning proposal is about downsizing?
  • Nope. it's very suspect amendments that would increase height and bulk of certain zoning districts that would negate some of the significant downzonings, not just of PS, SPS and GWH but ALL of the city.

    Example: in the rezoned South Park Slope, the R6B designation had a max. building base height of 40 ft at the street-wall, then an allowable set-back/dormer to 50 ft. Less impact on the street wall, more light and air. The AIA is proposing for aesthetic and flexibility of design purposes, new structures should automatically be allowed to max. their height to match up with older pre-rezoning (and in many cases illegal under the new zoning). My PERSONAL opinion is the AIA is trying to gain back sell-able space for their developer clients.

    More over, there was NO public review and this was being pushed through during the holiday season. :evil:

    Any suggestions on stuff people can do if they can't attend that public hearing in person Weds Dec 12? Who do you write to object to zoning details?

    They can write their local elected officials (this goes through out ALL of NYC), Community Boards (not just CB7, in fact most of the Slope is CB6), Borough presidents and the DCP directly asking for more public review, and your opinions. Make sure to reference the ULURP # and "AIA Zoning Text Amendment Changes" in the title. ASK FOR A RESPONSE IN WRITING.
