Developers see what can be done in the M1 District: 857 - 859 Dean
As you may be aware, much of the area around Dean and Classon is used by auto repair shops, and things like welding companies.
These uses stem from the properties being in what is known as a M1-1 zone, which does not allow residential development and restricted the commercial uses to a broadly defined category "manufacturing".
In the recent past, property owners have attempted to get variances which would allow them other uses. Applications for residential uses have, so far, failed.
Next up is 857 and 859 Dean Street. The owner of these 2 vacant lots is in the process of seeking a variance from the Board of Standards and Appeals, and would like the support of the community board in this process.
It sets up a classic fight between those who like the neighborhood's present density, and those who would like it to receive even more investment.

Yes, the Dept of Planning's definition of "manufacturing" is broad enough that it allows businesses which create (aka manufacture) art in the zone.
