341 Eastern Parkway (the building that some felt was outrageously priced for the area and the size of the units) is now 65% leased.
"CROWN HEIGHTS—The Starbucks-equipped 341 Eastern Parkway opened for leasing two months ago, and 65 percent of the pricey units have been taken, included one of the awkward one-windowed studios. To be fair, that studio was the unit's cheapest, at $2,200 per month. The most expensive unit that has rented is two-bedroom duplex with a terrace that was listed at $3,799. There are about 23 units left, but StreetEasy shows only 10 active listings, ranging from a studio at $2,250 to a two-bedroom asking $3,350"

While a $2250 one-windowed studio does not seem all that competitively priced, something about a two-bedroom duplex at $3,799 doesn't seem too far from the mean.

I'm using one of the lower definitions of mean, i.e. the statistical average.
Also, how many duplexes are there in the area? -
Yes, I am aware of the mean, median, mode, standard deviation, etc. I guess my definition of mean would be a hybrid of math, sociology, luck, and hard work.
Yes, the duplex units went quickly not just because they were duplexes, but because they were duplex RENTALS.
Most duplexes in the area seem to be for sale, not lease.
