834 Nostrand - new residential development

From above link:
"At 834 Nostrand Avenue, one of Crown Heights’s most prominent corners, Helm plans to erect a new seven-story residential building. Starting from the basement, the building will include an 18-space automated garage, two stores totaling about 5,500 square feet, another similarly sized community facility space above that, and then five floors with 19 apartments. Units will range from 800 square feet on lower levels, to over 1,400 square feet on floors six and seven."
To me, the automated garage provides a hint as to how nice the building will be...
It sounds like it will be twice as high as the old theater (now a church) on the right.
-
The Plex on Nostrand and Sullivan has an automated garage. (I occasionally rent Zipcars from there; that's how I know. ) A passcode is needed to get in.
-
This building will provide 18 spots for 19 apartments, so every apartment (except one) will get a deeded spot or the ability to rent a parking spot.
....just because you put SBS and a subway stop at their front door, doesn't mean they are not going to have a car.
P.S. This is bad news for the church: No more parking on the sidewalk! -

So much for being "anti-car"...

Until a Trader Joe's moves in, one can use a car to go shopping at Fairway! -
This will be the first small 2 story building that is torn down in a while.

Likely, the first of many... -
On that, I have no doubt.
-
Will they have to tear down the whole block or just the T Mobile store?
-
It is all going away.
They will stop demolition when they have created a 5500 sq ft lot that is free from debris.
Then, an excavator will dig a big hole.... -
I figured since it was so narrow - welp there goes the produce bodega I would frequent.....
-
I wonder if the upper floor apartments will get windows on the church side of the building. If they do, and if the roof top theater next door ever gets up and running again, some units will get a great view. If, if, if... but just came to mind. It would be pretty cool.
-
Sounds interesting...but this will mean that there will only be one green grocer left in this area of nostrand!
-
Another Crown Fried Chicken will be history.

-
Pretty crowded street there....I wonder if the entrance to the garage will be on Union or Nostrand.
-
I want all of the businesses that will be displaced because of construction to come across Eastern Parkway. Especially the Postal store!
-
Due to how narrow the lot is, I'd put the entrance to the automated garage on Union; I'm not sure how the cars could be turned in the basement, without wasting space.
...those apartments on 6 and 7 sound really nice. They will get nice views to the south. -
As of 10/03/14 the DOB has rejected the initial permit application due to incomplete drawings.Anyone know if these units will be rentals or condos?
-
Developers often change their minds on such matters as the project nears completion, based on market conditions.
...even if the developers announce their intentions now, it is too early to rely on them. -
This lot is now one of the Big 16 developments in western Crown Heights that I watch closely:

This is in response to tenants being willing to pay lots of $ for parking: http://www.llnyc.com/stories/a-pretty-penny-for-parking

By now, I was expecting to see the existing stores in this building begin to close one by one.
I think the answer lies in the fact that there are not yet approved plans on file with the DOB, and that the owner will keep the building filled until demolition is imminent. The owner's last plans were disapproved on 12/19/2014.
At the bottom of this link, one can see that the plans for this site are presently pending: http://a810-bisweb.nyc.gov/bisweb/JobsQueryByLocationServlet?requestid=1&allbin=3032907&allstrt=NOSTRANDAVENUE&allnumbhous=834

That sucks. That green grocer and postal shop are really convenient.
-
Last night I walked by this building and none of the storefronts are yet vacant yet.
The permits are still pending approval (ie. being reviewed): http://a810-bisweb.nyc.gov/bisweb/JobsQueryByNumberServlet?requestid=2&passjobnumber=320986590&passdocnumber=01 -
Update: This building may survive.
As stated above, when I last checked on this building (Spring 2015), the plans were pending, then disapproved. They went into pending status again, and I figured that new plans were in the works.
Today, I noticed that all of the businesses are still open and visited DOB's site to learn new plans have been approved on 9/22/2015 for an alteration
No demolition.
No seven story building.
It appears as if the landlord is going to invest $61k in some HVAC equipment and (perhaps) let this building be.

Hooray! I love this building and the stores it houses.
-
This building is filled with some pretty high profile tenants, and such rent rolls are hard to give up.
In the present environment, the landlord may be earning an equal amount from appreciation.... -
It is one of the only really wholly continuously occupied stretches of Nostrand. Between Atlantic and EP, there are at least2 closed stores per block.
Howdy, Stranger!
