Formerly a wreck, 885 Sterling (near Nostrand) is about to get redone.

A local broker got in to take photos of this Brownstone in Jan 2014, and it seems to have changed hands just afterward:

From the photos, it appears as if it has not been "legally occupied" for decades.

The new owners plan to rehabilitate the building, and extend the rear of the building to the legal FAR limit in order to be able to recoup the costs of the extensive renovations.

It is unclear to me whether they will make it a multifamily dwelling, but that seems likely.

On Thursday, November 6, 2014 at 6:30 PM, they'll discuss their plans, and try to get CB8 to give the Landmarks Preservation Commission a letter of support.

Said mtg will be held at the Center for Nursing and Rehabilitation located at 727 Classon Avenue (between Park and Prospect Places).

It would not suprise me if a few neighbors showed up and expressed their oppostion to the extension, on the basis that it will block the light they get in their back yards.

  • I walk past this house every day. While I'm sad I can't be the one to buy it and renovate and live in it, it will be huge for the block. Wow.

    That is one of the deep lots in CH and it would be a shame to cut into the back yard with a deep building. It is like park land back there.  I wonder how far the building codes allow for square footage on row houses without side windows? Any one know the formulas?   Anyway expanding the building is less about recouping cost in this high market than it is about greed and leverage
  • The owners have made a somewhat risky bet in paying so much for a property that they plan to enlarge in a landmarked area.

    ...they likely outbid folks who were unwilling to take such risks.
  • This is an important area for renovations: blocks between Nostrand and New York AVe lead the way to east ward movement connecting the hood and solidifying the new stores opening on Nostrand. The risk of the new owners is a safe one.
  • There are a lot of houses being renovated on Sterling between NY and Nostrand.
  • I believe this one is unique re: the size of the enlargement that is being proposed.
