Goodbye Swan Pharmacy at 650 Franklin, Hello Dean Machine Coworking

There's no way that store is 2000 sq ft unless they're including the space in the basement. 1100 tops.
-
Newbies only as a last resort:
"All uses considered but experienced businesses preferred. This would be a perfect 2nd or 3rd location for your business. Basement can be included in the rental."
I think it will be a restaurant of some kind. Personally, I'd open a combination Dunkin Donuts - Baskin Robins. -
DD/Baskin like to have drive through windows so they can stay open later. But at $5600/mo it's going to have to be a real money maker.
-
A lot of "my money" would be made from drunk people leaving area bars, walking home.
Now that marijuana is being decriminalized, I expect the local stoned segment will increase. They like DD and B31 as well.
....time will tell if someone steals my idea. -
Save the rent....open up a food truck selling Twinkies 24 hours a day.
-
I'd like the comforts of operating out of a store. I'll keep working on my ideas for the former Swan space.
-
Everything Swan; swan candles, swan tees, swan salt shakers, swan quill pens....
-
In this instance, the Swan sign has already been removed and/or painted over. So, my store would be filled with whimsical items and called "whynot"
-
I notice that no one on here seems overly upset that Swan is gone. Was this a beloved neighborhood institution or just another dumpy pharmacy with limited hours? I only went there a couple of times even though I have lived within two blocks for almost 4 years. A couple of times I saw people walking towards the pharmacy who indicated that they were going to "The Swan" and would be home shortly.
Just curious what people thought of this place and whether there are groups of people mourning over its loss.
-
they never had what i needed from a Pharm so I stopped trying. Unkept too.
-
I suspect Swan's demise is due to its failure to keep up with the marginally better phramacies that have opened in the area over the past few years in the neighborhood.
Thiftway, I am looking at you.

You have the advantages of being a chain. -
The people there were very nice, but it had the air of a place that had stopped trying, even a few years ago.It was, I think, the only pharmacy on Franklin though, unless I'm forgetting somewhere.
-
There is another on the southwest corner of St Marks and Franklin, which opened in the last two or three years. It looks a lot nicer but the hours and selection aren't any more useful, in my experience.
-
It would not surprise me if one of the buildings in the M1 zone becomes a big chain drug store.

Dean Machine announced the second location last night: 650 Franklin Ave between Bergen & St. Marks. The former Swan Pharmacy.
Sounds like build-out is just underway, opening slated for November 1 (same day as the larger and slicker coworking space, Industrious, is scheduled to open at 594 Dean near Carlton). Name for both spaces is changing to Work and Co. (because what rhymes with Franklin, really?). -
Indeed. Workers are in there today, and I would expect them to have cubes built within a month.

Crankin' on Franklin.

This crowd won't even get cubes.

-
Every coworking space I've ever seen has full-time desks and flex desks for people who don't work there every day. The flex desk set up typically looks like this photo.
-
This is set up like a classroom. It does not appear as if they even installed outlets into the tables. The Dean Machine on Dean is nicer.
-
For those unaware, coworking space is becoming quite popular throughout Brooklyn.
...we have over 1 million SF of it.
