Development Question — Brooklynian

Development Question

I know there is a link here with teh developments to watch discussion but I can't find it.  Can someone post that here.  I am curious about 2 things:

1 - does anyone know what is going to happen with the gas station/dunkin donuts lot that is at the SW corner of Bedford and Eastern Parkway

2 - what is going on with the Pioneer Market south of Eastern Parkway and north of Franklin?  Is he still just sitting on it until he decides what to do?

3 - where is there going to be a gas station in the neighborhood?!?!

    As far as gas stations, at some point, you may just have to go to New Jersey to fill up. 


  • I guess the closest gas station left for those of us in Southwest Crown Heights will be the one in PLG at Flatbush and Lincoln.  And who knows how long that will last - everything is being developed down there as well.  I am trying to think about what could be the best use of the Pioneer space - it is pretty large and so many people are moving into the SW quadrant of CH.  Hmmmmm - what would make business sense for him while also being a great addition to the neighborhood?  I need to think about this.  I hate to see such a large just sit empty - it becomes an eyesore.   
  • There are multiple gas stations not far from EP/Bedford. Off the top of my head the following come to mind:

    Empire Blvd/NY Ave
    Clarkson Ave/NY Ave
    Atlantic Ave/Bedford Ave
    Atlantic Ave/Brooklyn Ave
    East NY Ave/Utica Ave

    Some of these are closer to EP/Bedford than Flatbush/Lincoln.
  • I keep waiting to see what's going to happen with the Pioneer site. That used to be my go to supermarket, living on that block.  I don't mind wandering over to Associated or Bob and Betty's, but it really is a waste of a nice space.  At this point it's just been languishing for years.  The space itself has been renovated, so it's really more of a question of whether Tony is taking offers, or just waiting it out until the commercial market south of EP starts to heat up.  Given how quickly prices have escalated over the last few years it essentially incentivizes property owners to leave properties vacant while waiting to see how much higher those prices will go.  The last thing you want to do is sign a tenant to a lease, only to realize that you missed out on a prime opportunity a year or two later.  As someone who lives on the block though, I hope something happens with it sooner, rather than later.

    At one point, Tony said he lacked the capital to develop the space into something himself.

    ...which I suspect he could have also expressed as "able to get the capital, but unwilling to pay the interest that would have been required and/or take on said risk"
  • Makes sense.  Far less risk in renting it out to someone else than putting your own business there, especially with the exploding cost of real estate in the area right now.  I just hope he makes a decision soon, as there's a good chance of whatever ends up there being something useful, given the size of the space.
