This is interesting... The lot is currently zoned R4 with a 0.75 FAR, but it seems that they are going for far more; a 3.0 FAR which is what R6A gets.The lot size is 16,124 square feet (138.92 x 116), and they seem to have "filed applications for a five-story, 26-unit residential building of 48,311 square feet."I guess it can be done.

This is going to be an interesting build. They intend to build 26 units over 48 thousand square feet which means pretty large apartments. They also intend to include 32 parking spots and storage in the cellar. I can't remember the last time I heard of a building being built with more than one spot per unit.

Indeed.
Those aspects (together with its location and local schools) make me believe that the apartments will be condos, not rentals.
I suspect that if the residents of this building have school age children, they will attend private school. ...their parents will be exchanging a big modern apartment for a good school district. -
The developer intends to live in the building and keep multiple units for their own family which explains the lavish parking needs and size of condos.

I think it'd be probable that the type of private school many of the children will attend will be a yeshiva. And that many of the cars will be Toyota Siennas.

Such choices would match the preferences and means of many who live locally, but I suspect there will be additional bidders.
