Property appears to be owned by the school next door and is zoned R6. I wonder if they are going to be using 697 and 695, which are also owned by the school and empty lots/playgrounds.

To get 41k BSF, I suspect those lots will be needed. I suspect they will use the lots to the left and the right of the two houses as well as the houses themselves.

The house to the right (701, closer to Brooklyn) does not appear to be owned by the school (yet?).

Looking at it again, the lots are 2k sf and they are aiming for 8 stories - it seems that they will need to use both lots to the left to get 41k bsf.

697 and 695 EP are currently used as playgrounds.

It may be worth noting that the school also owns (and uses as playgrounds) 703 EP and 276 and 274 Brooklyn Ave. which are right behind 697 and 695 EP.

I guess we can't say for sure which lots they will be using to get the 41k bst, but I think we can safely assume that it will be more than the 699 EP mentioned.
