and more for sale/rent on Empire - I took this photo on Sunday 2/1 as I traversed the neighborhood. I guess if MTOPP has there way this will be more storage facilities or a fast food establishment. Taco Bell anyone?!

This is is the north side of Empire between McKeever and Bedford. A while back the Tim at the Q reported the big laundromat with the green awning was to become a Walgreen's but I haven't heard anything else on that.

I suspect that any prior plans by a company to utilize the single story structures on Empire have been put on hold.
Why would a landlord sign a long term lease with Walgreens in a building on a lot that is to be far more valuable in the near future?
Side benefit: When everyone waits to see what will happen, it allows those in favor of the upzone to say the area is "blighted" -
@lilern and @whynot_31 - As my boyfriend once noted, there is literally a tree (probably this one) growing in the part of the building that was never used when the laundromat occupied this structure (roughly under where the yellow "available" sign is hanging). Having also seen holes in the ceiling inside the laundromat and inside the parking lot that leaked when it rained, I speculate that this structure either has to undergo major renovations to come up to code before a new tenant like Walgreens would want to move in or it has to be demolished.It's too bad. I was looking forward to Walgreens!That particular lot (and the adjacent one at the corner of Sullivan and McKeever) seem to be blighted. The adjacent lot has one of those clothing collection bins. Even though that entire lot has been fenced off, people still continue to drop off donations...but throwing them over the fence. This has been happening for months, but of course there is no one to collect anything.

Given the present uncertainty, landlords seem to have decided their best move is to make no investments or repairs.
I highly doubt the area will continue to be zoned commercial, but if it does, it won't take long for landlords to again invest in their properties to attract renters.
