That is exactly what I was thinking. Crown Heights just doesn't seem to be the right place for it.I am not sure this is what I was looking for. "Rooms average 180 square feet (17 square meters), compared with 300 to 350 square feet for a standard hotel room." This is tiny. Not very family friendly. I need a place to put overflow guests - couples and families not individuals.
Young people looking for a cool Brooklyn vacation, probably.Though, to me, it seems like a more likely site for such a hotel would be in some of the M-zoned land around Williamsburg. There's a lot of that right off the Grand, Graham, and Montrose stops, which are pretty prime for Williamsburg and very close to Manhattan. -
If WB goes, that'll be a blow to many folks who use it as there primary grocery store.
Especially if and when the Associated on Sullivan and Nostrand also were to disappear. It'd be great if a better, comprehensive market were to replace it. -
At the current pace, real estate "west of Kingston Avenue" may become so valuable that supermarkets mostly utilize the basements of midrise buildings.
This is the norm in Manhattan, as well as many dense residential areas throughout the country.
Ten years from now, I see "us" meeting this definition. ...the days of the local, single story supermarket with parking lot are rapidly drawing to a close. -

Many of the transit corridors (Nostrand, Bedford, Empire, Altantic) could now financially support such uses.
Eastern Parkway could as well, but it will likely remain landmarked to preserve its present appearance. -
Back in August this property (1550 Bedford) and another (169 Graham Ave) were purchased by All Year Management. I believe this lot went for about $10M.Recently a new building was filed with the DOB for the Graham Ave location, for a new residential building by ODA, a familiar architect group. The same guys that designed 608 Franklin. http://oda-architecture.com/projects/608-franklin-avenueWe'll see what the means for the location on Bedford. Even with the Armory usage up in the air I think these guys will want to develop the lot soon and get a return.I predict residential with commercial on the first floor.

The plans for the armory have now been announced.
In addition, this site is likely to be rezoned to allow residential, with commercial on first floor.
In light of this new information, any guesses on whether they will build a hotel "now" or wait until the rezoning happens to build residential with commercial?

The core sampling trucks are on site now.... in the current environment the remaining questions are how tall and will there be any "affordable" apartments?I'm guessing a plan will be submitted to DOB in a few months.

Yes, I think they will have commercial on the first floor.
Given the demand I expect the armory to generate, I might even run a commercial parking garage out of the basement.
...and have something like 10 stories of residential above.

We are largely crowd sourced. What kind of work are you seeing? Drilling? Fence repair? Engineers?

The building is being torn down. I saw the door open. It was a small digger.

I saw some folks doing core sampling and also destroying the concrete on the far west of the site. Nothing past few days

While it awaits demolition, it is getting tagged a lot.

How long before the zoning changes do we think? After the projects on the other side of EP are done? Once interest/demand for that is determined?

I don't see the zoning for this site as being related to the projects on the other (aka north) side of EP.
At this time CB9 has requested that DCP do a zoning study. However, DCP is not under a deadline to complete it, or even to do one.
A hotel is allowed under present zoning. However, it would not surprise me if we see a variance requested to allow commercial.
...the investors may conclude that the nearby armory project makes demand for a hotel greater than that for residential.

Is the lot technically even for sale at this point? Until it's cleaned up it's kinda a dead zone, no? What kind of requirements (if any) are there in order to clear the ground of oil, etc?

The tanks have already been removed, and some soil testing has occurred.
The gas station that was at the NE corner of EP and Bedford is progressing nicely to becoming a residential building.

Per the plans, the developer will pack 100 rooms into 38,000 square feet of space, located two blocks east from Prospect Park. Eran Chen of ODA New York is the architect of record for the project.
The full filing reveals the five-story hotel will include a banquet hall as well as retail and restaurant space on the first and third floors. The top floor will host a bar and public terrace.

With its proximity to the park, museum, gardens, thinking it'll be a great spot for tourists who want a more Brooklyn experience but aren't into the whole Airbnb thing. Kinda like the Nu Hotel in Cobble Hill.

The hotel will also be ultra convenient to the events that will be held at the Bedford Union Armory.

There are "Garbage Removal" trucks/guys on site this morning cleaning up.

They'd have a good space for a rooftop bar. R6? R7? Could probably see BBG from there. Could also end up being a seedy motelish type place though I'd hope not.

Not zoned residential, and they can't go that high.
I am kind if surprised they are not yet digging the hole for the foundation yet, and wonder if they are going to wait until the armory revitalization gets on its feet again.
