landlord question
so my landlord sent out a lease renewal about a month back that expires end of summer. does this every year. in the last week i complained about some issues in the apartment, major stuff. and she sent a letter revoking my renewal - is this legit? i should probably get out of this building because the owner is the psycho and doesn't do any upkeep at all. harasses tenants who complain and obviously retaliates against them. but just curious as i know there's some smart people on this board.

No. Which means I have no rights or should just vote with my dollars.

If you're already paying market rate, it's probably not worth your time and stress to fight with your landlord.
If you have legitimate complaints, go ahead and make them official with HPD. It will serve as a deterrent to discerning renters to follow. But other than that I would just go ahead and find another apartment. -
Since you are market rate, the landlord has no obligation to renew your lease.
If you really don't want to move, you might be able to swallow your pride and apologize for writing the letter. Tell her you will repair the items at your expense, or just live the present conditions.
....assuming you can't get anything better elsewhere, of course. -

If the apartment falls below a very minimum standard, the gov will intervene.
...just about everyone that is able to, moves out before that standard is met. As a result, the gov is there for only those who have no other resources.
And, even then, gov isn't very powerful. -
Not all landlords are like yours and so these 'rights' to not renew are a necessary sanity for private property. You can tell what your getting into by looking the place over before you sign. Crappy landlords give themselves away in the details.

A longer lease may not always be offered up front. I would be reluctant to offer a two-year or longer lease to a new tenant; after they've been in the apartment for the first year, and established a record of prompt rent payments, little or no damage, and good relations with the neighbors (including me), I'd be much more likely to offer a longer lease.

Which I'd gladly do if my landlord would offer me a two year lease. I actually like the NJ law.Personally, I find that ridiculous. If a tenant wants to be guaranteed a longer lease, they should sign it up front. -
Does the NJ law stipulate what the rate of the new lease must be? If so, it is effectively Rent Stabilization.
If not, As an imaginary landlord, I'd be more than happy to comply with law for a tenant I don't like: Your new lease will be 20x the cost of your prior one.
