The end of Triple S Market, 822 Nostrand (btwn Lincoln and Eastern Parkway)

Any news or gossip re what will take over this space? My theory has been that the landlord was biding his time until the units at the new Sterling Place condo got sold.
-
Each time I walk by, I look in the bullet resistant plexiglass and see no change.
-
Its like a ghost town between st johns and eastern parkway on Nostrand. So many shuttered stores.
-
Triple S has just been listed for $8k a month, which will hopefully get it leased.
Previously, the advertising method seems to have been merely the sign on the window.

Quote: Prime Crown Heights grocery/gourmet shop for Lease Bustling Crown Heights Potential Gourmet/Grocery store for Lease! Was a vegetable/grocery store in the past. Great curb appeal! 35 wide frontage with full basement, walk-in, conveyor belt.Store approximately 1050sqare feet - Basement 700 square feet. Subway directly across the street on Eastern Parkway, great foot traffic on a street that is changing rapidly! An opportunity to take advantage of this up and coming area. Price $8,000 -
I would love to open up a specifically Italian market. Meats, cheeses, fresh and dried pasta, cans of imported tomatoes. On Tuesdays and Thursdays we would have fresh house made mozzarella and on Mondays and Wednesdays we would have fresh ricotta. Something special on Fridays. Pastries. Strufoli. But $8,000/month is a LOT of rent to pay with the profits from a small market...
-
But Stribling is a real broker...hopefully they will bring us a great store.
-
I suspect that they were trying to get it rented via some discount broker, and then reached the conclusion that the math works better when you get it rented for a good price, yet have to pay a full fee.
An upscale "organic" market could do well in this location -
Still being pitched as a market, and still for rent: http://www.loopnet.com/Listing/19446545/820-Nostrand-Avenue-Brooklyn-NY/
-
Still for rent.
I'm just adding an article about Korean fruit and veggie markets that made me think about this place: http://luckypeach.com/mr-coco-brooklyn/

Any updates?
-
Nope. This listing states it was last updated 10/31/2016, so I think it is still available.

"For Rent" sign is down, and the agorafy.com link whynot posted says "This listing is no longer available".Also I noticed the "pizza" place to the left was having a new security gate put on it, so something might be happening there as well.
-
I saw what looked like workers entering 822 Nostrand this am. I hope progress is being made.
-
A week or two ago there were 3-4 workers clearing the place out I assume and throwing junk into one of those big construction trash containers.
-
I think whoever rents it will get rid of the bullet resistant plexiglass first.
-
Walked by today and saw a permit posted and workers inside gutting the place.
-
That is pretty exciting. I wonder what it will be? Bob & Betty's 2? Wholesome Foods 3? A bar? A coffee shop? A salon? A restaurant? A giant yoga studio? A de zayas production?
-
I looked at the DOB page -- permits are for an eating/drinking establishment at 822 Nostrand! So a restaurant, I think?
-
Indeed, that is what that means
-
Sources confirm that a bar is in the works. http://a810-bisweb.nyc.gov/bisweb/JobsQueryByNumberServlet?requestid=2&passjobnumber=340494174&passdocnumber=01

It is sort of interesting that this will be be owned by a foreign LLC, incorporated in Delaware. http://findnycorp.com/corporation.php?id=3511749 Note, I may be on the wrong track. This may be the guarantor for the lease, but the not the entity that runs the business.
-
@whynot_31 my sleuthing turned up this document from 2015: https://www1.nyc.gov/assets/hpd/downloads/pdf/developers/MWBE-RFP-Addendum1.pdf Do you know what this is?

Yes, this is a situation in which the permits are being opened in the owner of the building's name. We want the name of the owner of the new business.
-
Awning has come down here and new windows are up - I've heard trusted sources say it will be a bar, though it does look like a big space to be just a bar. I hope they serve food as well.
-
This would be a great, very visible location for a bar/restaurant.
-
This space seems to becoming "Nostrand Station". http://www.brooklynian.com/discussion/comment/575714#Comment_575714 ...may the thread people prefer win.
