Prospect Place and Classon?

Subject: Prospect Pl & Classon Ave

Hi PH-ers,

How would you rate the area - Prospect Pl & Classon Ave? Is it a decent place to move to (would you do it yourself) ? Hows the commute to midtown from there ? Also, how do I get there from 23rd and Madison ?

I'd appreciate your comments much as I am contemplating moving there.

  • Sonny, I'm going to split this post off into its own topic, since it doesn't really have anything to do with this subject. Plus maybe that'll get more people to respond. :)
  • Are you thinking about an apartment in the old Jewish hospital? A lot of folks have had lots of maintenance/landlord problems there.

    Commute-wise, it's not bad. The Franklin Avenue shuttle is right on that block -- one stop to the Franklin 2/3/4/5 stop. Don't know about midtown, but it usually takes me only about 20 minutes to get from the Bowling Green 4/5 to the Prospect Place shuttle stop every afternoon.
  • midtown's not bad if you take the shuttle to prospect park for the q or b.
  • I commute into midtown everyday from Prospect and Classon.

    I would recommend not to take the 4/5, the B or Q makes for a much quicker and less crowded ride.... Usually takes me about 35 minutes or so from the Prospect Park stop to Rockefeller Center. I adore that the 'B' skips from W.4th to 34th Street-nothing in between!

    I am definetly happy with the neighborhood!
  • oh how i envy these commutes. rockefeller center is also my destination, but i have to walk to the president st 2/5, take one of those to atlantic, then take the D or the N, which all takes me about an hour.

    I havent visited the place yet and was told by the broker that its at Prospect and Classon.
  • Doesn't look familiar to me, but I'm pretty sure the exterior shots at the bottom aren't the old Jewish hospital. Can't tell about the interior ones, though -- it's been a long time since I've been in that building.

    I'd say anything rent stabilized in your range is worth going to look at, if for no other reason than to get some sense of what's available in the area. And find out the landlord's name and Google the hell out of 'em afterward!
  • the interior shots are the jewish hospital, these are the stock photos that they've given out to every broker out there.

    The exterior pics don't look like the hospital but do look like the new building across the street although I can't be sure of that.

    That said, search the groups for info on the jewish hospital. It's gotten mixed reviews but from what I recall most of the complaints came from the initial group of people who moved in and were mostly related to things not being completely finished, i.e. a promised laundry room and the hookup of new gas service.

    I'm not sure how things are now but the initial move in kinks may have been worked through at this point since a good amount of time has passed.
  • Judging from the photo of the balconies, I'd guess that this apartment is the new highrise on St. Mark's (or is it Bergen?), just off Classon.

    those are definitely pictures of its interior.

    the major, court-case-type issues have been resolved -- well, i don't know for sure about the most recently opened building. (as near as i can tell, each of the buildings was rented before ready, issues like lack of cooking gas (for months), electricity, etc, were not fixed until the court was involved.)

    if something isn't working yet about the new building, DO NOT BELIEVE THEM if they tell you it will be fixed next week, or before you move in, or etc. Also DO NOT BELIEVE any deals offered like "we'll pay your electricity until the gas works", to choose an example at random. Also, keep in mind that the "free month rent" you may well be offered will later be used as an excuse for things not working, although you won't have actually HAD a month free rent since you'll have had to give it to the broker, who will have told you it was a "no fee" apt because "you get a month free, so it's just like you didn't have to pay a fee." Again, just to choose an example at random....

    issues that remain:

    north-facing apartments are reportedly quite cold in winter, due to bad seals on exterior doors of those units with balconies. (my south-facing apt is perfectly warm)

    the laundry room ain't never gonna happen, near as i can tell. sadly, although it was a major enticement, it's not in the lease, so there's bupkis to do about it. (supposedly some prospective tenants were even shown it, with machines, but for whatever reason, it seems that it will never open)

    the previous rental agent lied and lied and lied. i know he's gone and i know nothing about whoever replaced him.

    oh, i have also heard that there's no certificate of occupancy for the building -- or rather, that there was a temporary one that expired. at least one of my neighbors is not paying rent. (i am, cause i'm chicken like that)

    all that said, i am very happy with my apartment and did renew my lease. it's just that the first 6 months or so were pretty rocky.
  • why sweet tea you are absolutely right !! the broker guy did say i get the first month free, but will have to pay him the money as fees !!
  • is this apartment complex housed in the actual old hospital or is it just on the old grounds? i know it's not the same, but it just makes me think that it would have been sweet to live in this:

    As for the Laundry in the "Jewish Hospital" Interestingly, two times when I've asked about it, "The City was inspecting it today." And yet they it hasn't happened. I know they SAY the machines are down there, but the times I've had the time to check, the basement was locked. I'm with the previous poster who said, they're never going to happen. Kind of like the cafe on the corner of St. Mark's and Classon, and the Grocery Store on St. Mark's in the former Emergency Room.

    All told though, Laundry facilities are my biggest gripe.

    The rent prices in the ad, and the exterior shots are definitely representative of the new building on St. Mark's. Also the interiors photo's may be of that building. All the cabinets and appliances are the same in all of the buildings. (The new building is owned by the same Company who owns the Jewish Hospital)

    I am absolutely with you Lennono .. I am currently so pampered - I actually have my laundry inside my unit. But, I know I have to make a step down since I cannot keep satisfying my landlord's ever increasing monetary demands ..

    Just a side question - does anyone know if they have a laundry in the new building on St. Mark's?

    that's an old jewish mental hospital on albany i think. unfortunately it's not there anymore (i stupidly went snooping around that block for an hour, trying to peer through ever crack and alley hoping to sneak a peak before i emailed the guy who took the picture who told me it was torn down). there's a link in my post to see all of the pictures. it must have been a lubavitch joint because i'm pretty sure i see a schneerson in there.

  • RiverHerring, Yeah, they've been saying that since long before I looked at my apartment in JUNE! I'm convinced its never going to happen. Especially since they blatantly lie about, "progress." If it were true that the machines were in the basement you KNOW that the landlord would be eager to get them up and running. After all it'd be still more of my money that he could be getting. So I, for one, don't believe that they are there, or ever will be.
  • i live in that new building on st. marks. those pictures are of that buildings interior. the laundry situation does suck, but there is the 24 hour place on grand and st. mark's. grocery stores are a bit of a hike, but not too bad and frsh direct does deliver to us. the building is nice...all new and the landlord if really nice and efficient.

    my daily commute is also to 23rd and mad. and takes about 40 minutes. i usually take the shuttle (which actually runs on a pretty accurate time table in the morning) then take the Q and transfer to a local at union square. it's usually really smooth and reliable in the morning.

    even though it's convenient to have the shuttle around the corner b/c you can access pretty much any train in either direction (4/5/2/3/C/B/Q) i think i'd rather live closer to just one line and eliminate having to wait for the shuttle. just something to think about.

    overall it's a good spot!
  • Yup, if you can take the Q you'll have a really fast commute, even with transfers. The Q is faaaaaast!
  • i don't know,
    while the Q has the fewest stops, i don't think it runs that often
    and
    it tends to get bogged down on the bridge
    i've been doing the 4/5 and i like it

    (and as long as the weather is anywhere close to decent i skip the s and walk to eastern parkway)
  • The Q does get bogged down, but the farther down the line you're taking it, the better - it makes up time once in Manhattan... plus it goes over the bridge, always a bonus on a nice day.

    I just moved to the area as well, the commute is pretty quick, the shuttle to Franklin Ave and take the 4 to 14th street and then transfer to the 6 right across the platform. Take the 6 to 23rd street.
  • By the way Rumour has it the delay in the laundry is due to the landlord trying to contract out the operations of the facilities. I've spoken with two tenants who were shown the laundry machines just under a year ago. I'm still skeptical, and my lease is up in June, so.. I'm contemplating my options.
