Subject: Rita Knox is good
Bruce at Rita Knox was good. He found my place after we looked at literally DOZENS. We had no broker fee since we signed a 2 year lease, but really, I don't want to move again for a long time (who'd wanna leave the slope?) so I did not mind 2 years in a contract in a wonderful rent stablized apartment overlooking the park! Thanks Bruce!!
On a different note, Caldwell banker sucked BIG TIME! -

Great guy! no joke. He worked Hard to find us a place and was nothing but honest. Typically there IS NOT BROKER'S FEE but only if you sign a two year lease. If you want to go 1-year You front the fee.
In Park Slope to get a nice place? I think that is fair and reasonable. -
I've talked to a couple of brokers, and it seems like the 2 yr lease/No broker's fee rule doesn't apply at many realtors. Bruce at Rita Knox said that sometimes if you sign a 2 year lease there's no broker's fee, but it all depends on who is renting the apartment out.
Anyone know of any other brokers who don't charge fees? Berman is out, because all the listings say "No dogs", and we've got a weiner dog. -
Lynn Mulahoo, who I believe has her own brokerage now, Donawald Realty on 5th Ave. near Tempo
sold us our house seven years ago. She's great. Listens to you and tries to find you what you're looking for, which is a fairly rare quality in brokers. Stay away from Jim Cornell at Corcoran on 7th Avenue.
Avoid Berman. My friend rented a ground-floor apartment at 232 Garfield Place that they owned. It was broken into and burgled one day when she was at work, and not only did it take them several days to fix the door and the lock, they blamed her for the burglary. I guess she locked the door so well that the burglars had to break her door down. She was clearly a bad tenant. I don't know about Berman's brokering skills, but their property management skills could use some work. :evil:
And to reiterate what FLUTE said way up there, don't forget to look at Prospect Heights! -
dont ever use kensington realty. those bastards still havent paid taxes on the place i just brought! under the agreement they were suppose to pay all the taxes and old utility bills. blah aholes!

I rented my place in PH through Hakeem Shahid, an independent broker who works mostly through Craigslist and was recommended to me by another person who posts here. He was really nice, helped me with a very difficult application process, ran interference with the landlord for me when there were some difficulties with my credit history, cut me some slack and only charged me his fee for a one-year lease even though he got me a two-year lease, and even helped out at the last minute when the management company screwed up on the plans for my move-in date. I liked him a lot, and he seems to have good places to show (including sometimes places in Park Slope). His number is (347) 386-2288.

I would only use them.
I asked him about that two year rule, and I think he said something about it being the owners perogative. But if they know owners that will do that for the renter, fantastic!!

as of late, ARDOR NY appears to be regrouping and focusing on manhattan only. they lost their amazing brooklyn crew... i don't exactly know if serras and his guys are still in the business, but they were definitely worth the 15% commission! -

oh, he's just horrible! arrogant, greedy, unwilling to negotiate his fees... and apparently he owns all the properties he rents! so, he doubles as your agent and then as your landlord... -
Well, he worked just fine for me...and I had seen just about every broker in the 'hood at the time. He definitely does not own the property that I rented.
I would tell people "My budget is $xxxx.oo. I don't want any basements, any carpets or wallpaper". I'd show up for appts. and they would show me carpets, wallpaper, basements and outside of my range.
By the time I got to Burke Sr. I was disgusted. I told him "don't make me drive all the way out to PS to show me crap or I will be PISSED". He showed me 3 apartments that met my criteria and I've been in one of them for 9 1/2 years -

Heights-Berkeley Realty is one you should avoid at all costs. I don't remember her name - short haired blond - but she was terribly unpleasant, pushy and had awful listings. Basically she wasted my time.
I found mine through a broker on CL. She previously worked for Corcoran, is no frills, non pushy and has personal relationships with the landlords of the brownstones' apts she rents. I can give her a ring if you like. -

I also used Bruce at Rita Knox. He really knows his stuff, and is not pushy at all. Plus he let's you decide. Use them, they are great!

I am a broker myself, I actually work for one of the better offices mentioned somewhere above....this is the advice I give to my close friends when they are apartment hunting:
The honest truth is, it's about the listings that brokers have, not really the broker's themselves. Who cares what you think about the broker as a person if they find you your ideal apartment? We are limited by the listings we have on hand at any given time...if I happen to have exactly what you are looking for, at the right price, you are going to think I am awesome. The trick is to trust your vibe and weed out people who are going to run you around showing you apartments that don't match your search criteria. Some agents do that. I, personally, would rather not waste either of our time, and I'll just call you if I get a new listing in that works for you.
It is in your own best interest to talk to as many brokers as possible, tell them what you are looking for, and hear what they have to show you. If something sounds like a good fit, go and see it. If it sounds way off the mark, don't waste your time. -
Can someone please explain how Rita Knox stays in business? They have the most uninviting storefront with NO listings or anything at all in the window. Looking inside is like "scenes from a boiler room" or something, just a few desks, no artwork, no decorations, not even any computers! Sometimes there's a person sitting at one of the desks staring into space. Mostly there seems to be no one in there. Whenever anyone asks about brokers in our neighborhood they don't even come to mind. My wife is convinced they're a front for some sort of nefarious activity!

I have known Rita Knox for almost 20 years. She is an old fashioned broker. One of the last true neighborhood brokers left in Park Slope. There is no glitz or glamour to her, this is true. But if you want honest service with no sales pressure then she is the right person. She really knows the business. It depends on what kind of service you want. Do you want big and impersonal, then Corcoran and Brown Harris Stevens has many listings. But if you want a person that will match you up with the right owner, then Rita is for you. Depends on the level of service you want and expect. -
I got hit up with a $2700 broker fee. It was almost physically painful handing over that dough - cash, no less - to the broker who had spent all of 12 minutes showing me the apartment and doing very little else

I have used Warren Lewis Realty on 7th ave. When I was married I bought with them. Since then they have gotten me 2 great rentals. Small shop with good people.

You can get the extremes at Brooklyn Properties. Ian Johnson did an incredible job as the agent for the purchaser of my apt. when I sold it. Bob Kiely, also at Brooklyn Property will not so much as pick up a pencil to assist you in getting the info you need to close a deal unless you call him 4-5 times first. Definitely recommend Ian...cannot recommend Bob. -
Aguayo and Huebner isn't that bad if you know how they work.
their old website is crazy, but persuasive for some odd reason. Their new website is supposedly going to replace it. I don't like how they rarely list floorplans, but the pictures are good.
A&H currently list properties below market. If you know this, then no problem: you think about how much over ask the place is, and if the open house is busy and you're told there are over ask offers, you better offer over ask, or you won't get the place!
You can avoid them if you want but they have a number of good exclusives, and they go very quickly. Often in a week. Brooklyn properties, for all its apparent size, seems to show the same tired old co-op and townhouse listings week in week out, and probably gets more business from new development condos.
Corcoran takes listings that have previously been FSBO or another broker and slaps on $20k or more and relists. This works for them, but it might annoy you.. on the other hand they have a lot of agents and you can probably find one you like to work with, who appears to have your interests at heart. They also happily co-broke. Well, maybe not happily, but deal with the other firms. A&H tries not to.. but their percentage is lower.
Some buildings, like Turner Towers on eastern parkway, have specialized single-person brokers that grab half of the stuff that comes up in the building, probably because residents refer each other to them. If you are looking at a big co-op building you might find out which broker does most business in the building and get in touch with them..
there are a couple of fsbo-consolidated websites, and of course craigslist..
brown harris is like corcoran, but they don't get so many park slope places recently. I don't know why. They do more in brooklyn heights..
My technique is a folder full of bookmarks, natefind.com, craigslist RSS search feed and lastly, looking at the windows! -
I got hit up with a huge brokers fee too. In exchange, I got a wonderful apartment and a great landlord (crappy management).
Most of the places that I looked at in my price range were really, really small and not appropriate!
The agent was spaced out and hard to communicate with, I had to be really aggressive but figured for the amount I paid, I was due... -

this last time was 2 years ago 3br but much bigger on 9th for the same.
