I am looking for a nice coop or condo apartment for my mother to buy in Park Slope or Prospect Heights, which is:
- 1 BR coop apartment, or condo, in great condition
- Price below or at $510,000 maximum
- maintenance charges preferably below $500
- Park Slope, Prospect Heights, or South Park Slope
- with lots of daylight
- first floor if there is light, or parlor floor, or 2nd floor,
- Private outdoor space preferred: private garden or deck (she does not need a roof deck)
- private washer/dryer: either available, or possibility to put them
in place, or in basement.

My duplex co-op apartment boasts a private garden and inside is between 650-700 square feet. I'm asking $460,000, which just slightly more than an identical unit in my building--except with no private garden--went for a few months ago. The garden-level bedroom is in the back of the building so there's no street noise. It has a full bath and opens onto the private garden. Upstairs, where the front door is, there is a living room, half-bath, working fireplace and custom-renovated galley kitchen. The building is pet-friendly, has 7 residential units total (most of which are owner-occupied), and is on 7th Avenue and 14th, sandwiched between a couple of cafes, across from a bunch of boutiques. 2 blocks from Prospect Park. Mtc. just went up to $700 to cover recent major renovations on the building including a new boiler and roof. They will go back down (back to $636 for my unit) once these are paid for - which is expected in 2008. Washer-dryer is less than 1 year old.
