good brokers?

i haven't movedin 8 years and am a bit overwhelmed. would love some tips from everyone!

Ideally, my move date will be april 1st. Any ideal brokers? Can you negotiate down to a 10% brokers fee? Can you negotiate rents these days?

Am I on crack if I try to find a one-bedroom for $1300-1400 in the p.heights/p slope/bococa/ft greene areas?
