362 eastern pkwy

i am thinking of buying a unit in 362 eastern parkway condos. No c/o yet, but they say it's coming. does anyone know anything about this?

  • cross streets are franklin/bedford. broker works for Corcoran but Rita Knox is also showing it.
  • I know that block. The apartments in the back of the building facing Union street will be very, very noisy once the weather warms up. December, January, and February are relatively quiet. The rest of the year, Union street is a popular site for large outdoor parties with loud music, lots of screaming, occasional fighting, and gunshots a couple times a year (that I've noticed).

    Hm. I find this very hard to believe, unless your coop has double-think glass windows and air conditioning!

    But, hey, it's certainly a good thing that you find it so quiet, especially considering that your coop is on the market.

    But, hey, it's certainly a good thing that you find it so quiet, especially considering that your coop is on the market.I reread what I wrote after I submitted it and I realized that it would appear that way. I'm selling my coop because I am moving out of state, not because I can't stand the noise from Union Street.

    By the way, do you live on the same block as me, or on Union Street for that matter? If so, then I can understand why you have inside knowledge about the block.

    Let me clarify for you and other people who may have taken my post the same way you did. I hear noise, all the time. I do not have double-thick windows, so yes, I do hear noise. But not gun shots, loud parties, screaming, and fighting. I have heard on a few occasions kids hanging out during the summer, but it's not on a consistent basis. The only thing that really woke me up was the cat crying because he cried for a very long time and I guess that was the only thing I mentioned because that was the only thing that bothered me. NYC is a noisy place, but Union Street and where I live in proximity to it is not loud in the way you think. But you're the obvious expert because you KNOW for a fact the noises you talk about actually takes place. I would be interested in knowing where your expertise comes from.

    I don't know what your motive is for writing such negativity unless you have experience living in this particular block, but making me out to look like someone who is lying in order to sell my apt is pretty rude. I happen to have a really cool apt that is cheaper than the ones next to 362 EP and thought if paul42 was interested in taking a look at another property, then I am more than happy to show it to him.

    It's not my intention to mislead someone into buying my apt. I just think that if paul42 is interested in taking a look at other properties in the area, then I would gladly show him mine. As I mentioned, I am moving out of state, not because I need to gid rid of my apt.

    I apologize if my post offended. It is easy to misinterpret email and message board postings sometimes.

    I do live on the block. I've been here for about two years, and before that I lived on Washington by Crown street. I live very near to you, actually, just a few doors down (but don't want to post the address here). I do know what I am talking about in regard to stuff happening on this block of Union, because my apartment faces that street, and I have an unobstructed view of the goings-on. There is no building behind mine on Union, just a parking lot with open air between our building and the street. Maybe if you have another building between yours and Union, that would help cut down on the noise problem.

    I've posted several times on this board about problems on Union.

    I've seen pit bull fights with a crowd of onlookers watching, I've seen fistfights break out among a group of men on the sidewalk, I've heard and seen a crowd of people escalating into screaming fights many times, and occasionally culminating in gunshots followed by police arriving on the scene.

    These things happen after dark, at night - not during the daytime.

    It is what I've observed from my windows. I haven't made this stuff up.

    Last summer I had a subletter for a few months. I had an air conditioner in my room (and windows closed) and one night was home, completely tuning out the din going on outside on Union. I'm used to it. Well, I went out into the living room (where the windows were open, no a/c) to find my roommate sitting by the window, looking freaked out by the craziness going on outside. It was an unusually bad night - a loud verbal argument was going on (guys screaming F*^$K You N**** at each other and yelling something about a woman who was a F&^*$ing HO).

    I have called the cops a few times. Once when two men were brawling in the street. Once when I saw the dog fight. Once when a man was fighting with a woman, who was screaming and sounded scared. And once last week when I saw three men screaming at a fourth guy who was sitting in an SUV. In those cases I was concerned that the situation might develop into violence and result in a person (or dog) getting hurt or killed.

    Thanks for your reply. Yes, I did take it the wrong way, so thanks for your message. I do have a building right behind mine, so you're right, I don't hear and see all the awful things you see. I'm particularly perturbed about the dog fighting because I LOVE animals and have a dog myself (perhaps we've seen each other walking our dogs at the same time?). Did you call the police or animal patrol when that's happened? The people I can care less about, but pitting two dogs together like that is just disgusting and lacks any kind of feeling or compassion for life.

    You're right, Union Street does seem a little crazy from what I have seen walking down Franklin. I guess if I had the view and noise you have, I would have the same postings as you do. As I said, I honestly do not hear much from where I am.

    I still like the neighborhood. It has a lot of potential to be better and with time, I think it will.
