Hello, Is there anyone else on this board who is in contract on these condos? I'd like to to start a thread to share any tidbits of info on this project etc....

  • I'm not a buyer, but I know the GC and the architect www.scaranoarchitects.com (Cheesy flash website)
  • Thanks for the reply!

I've seen Sarano's cheesy flash site... it still says "May 2005" for completion, and we still don't have any kind of estiamted closing date yet.

Currently, I live in Manhattan, so I rarely get over there to check on the progress of the building... have you seen it lately?

I am getting so impatient - and am totally ready to make the move to Propsect Heights! If only my new home were ready!
  • Don't quote me, but the DOB is auditing over 100 of Scarano's projects (Including 35 Underhill). He apparently over designed (Sq.ft) on that lot and self-certified the task without going through the DOB initial filing process. What does that mean for you? Nothing for now, but the worst case scenario could land him and his license an 18 month suspension. Nothing to worry about as his junior architects (All licensed) can easily self-certify this once again without an audit
  • You probably know ljbukem the 35 Underhill maven:

HAHAHAHAHAH -- did anyone see the giant SODA photo in their 'the neighborhood' section? to fucking funny. "if you move here, you'll become an alcoholic and hang out at SODA. I promise."
  • You know you're going to be parting with a lot of your money when they're called "residences" rather than apartments...

right? $700k for a 2 bedroom? in a building that close to the alleged office park/mall/arena/hell?
  • Actually I know someone who signed as soon as they offered the prospectus to the public and she is getting a 3 bedroom for less than $700 -

Hey Im right down the block from that place you call "hell" :(

sorry -- got my co-op a few months ago for several hundred thousand dollars less than $700k. I'm really cheap and broke though.

I'm sorry you're by what's supposedly about to become hell. :(

I'm way far up washington (a few blocks from Eastern Parkway) so I'm not *as* immediately traumatized, but I do know that my afternoon walks back from Target will blow if this stuff really starts happening. and the subway is going to be grody.
  • and i know someone who got a 3bedroom for less than 600k...it's all about the first mover advantage..i wouldn't pay those 2nd/3rd amendment prices...

realize that the remaining units are still a good deal - $799k for 1419 sq ft is only $563/sq ft..

819k for 1940 sq ft is $422/sq ft...a deal, to be sure.
