Prospect Heights Realty A-to-Z
Does anybody on this board rent through Prospect Heights Realty? Does anybody have to use A-to-Z for repairs to their apartment?
I moved into the area at the end of July and have had a hard time getting repairs done in my apartment. The property manager at PH Realty told me to call A-to-Z, A-to-Z tells me to call the property manager. Neither of them ever returns my calls. The only way to get an answer is to keep calling the property manager until he actually answers the phone. And even though, I don't know if anything is getting done so I have to follow-up 2 or 3 times to make sure he's on top of things.
I've had much better turn around for repairs in my previous apartments but my real complaint is that there's no system, or an inefficient one at best, for getting repairs done in my new place.
Is this to be expected? Anybody have better luck with PH Realty or A-to-Z? Any suggestions on how to get things taken care of in a timely manner without all this back and forth?

call 311 and make a complaint.
I believe, if the problem is within your apartment and not a building problem, you could get your own people in there to fix it and deduct it from the rent. Document how many times you have called both PH Realty and A to Z just in case PH Realty gives you a hard time.
With landlords who have no compassion towards their tenant's quality of life you have to play hardball. -
Is that Duke's real estate agency? If so, you may be able to hunt him down at Build. He is very active there... you may also want to write them a letter with your repair request and send it certified mail.

Yes Duke is the property manager. He's a nice guy and things get done eventually. I just get the sense that he's either super busy, a wee bit flaky, or a combination of the two. I don't want to piss him off, especially if this is just par for the course and how things are done in PH. Hoping for a more amicable solution than siccing somone on his ass.
I don't work locally so doing my own repairs isn't really an option, nor hunting him down. -

I don't have that property manager so I can't give you specific advice, but I don't think you should just accept it as "how things are done." (When I have a repair to be done, I walk downstairs and tell my landlord about it, and later that day or early the next, it's fixed.) What is the nature of the problem you're calling about? It seems like if it's the kind of thing that could cause damage to the apartment (like a leaking pipe), they should WANT to get on it right quick.

The window to my fire escape doesn't stay open, I push it up and it falls back down. So in the event of an emergency exit it could be an extra hazard. Also need the exterminator to come. I don't think I'll ever adjust to the roaches and rats. Ahhh, and now I remember why daddy moved us out to the suburbs!
What about A-to-Z? Are they like rent-a-super? WHYYYYY won't they call me back? It's infuriating. -
i rented through Duke and prospect heights realty, which uses A&Z mechanical for three years....good luck getting work done.
I feel for you, you have to harass, you have to call 311 and in my experience....Duke sucks! He is a total yes man, he will say anything to shut you up and then nothing gets done.
Great example of their b.s. service:
I had had a serious gas leak in my building, so I complained to the realty and called A & Z numerous times, no one got back to me. So, I called Keyspan, who came in 15 minutes and they needed access to the basement, so I made more calls (all during business hours)..to which the secretary, said we'll be there soon (they never came)...it got to the point where Keyspan said, screw all of them, this is a potential huge danger, i am calling the fire department, who were the one whho climbed thru my neighbor's 2nd floor window and busted the basement open, to find the leak....and A&Z showed up after everything was settled.
Call 311, and just be persistent!!!!! Shari is the most helpful in that office...when you can get her! -
Those little black Combat roach traps have actually worked really well for us for some reason. Worth a shot, no?
As for rats...you actually have rats? :shock: We had a mouse, but I blocked the hole and put the cat food in a plastic bin and that seemed to solve the problem. No more sightings or poops.
They should fix the window. In the meantime...I'd just prop it. -
No, no I don't have rats in my building - saw one scurry out from under my car and behind the trash. The uncovered trash cans next to the urine smelling stoop. Yuuuck. I need to have a mantra for these moments to remind myself why I moved back to the city!
But I should tell you about the time a squirrel got into my apartment. I have pictures somewhere... -

Do tell! I'm always yelling at my husband for leaving the unscreened window open all day and night ("What if mosquitos come in? What if a BIRD comes in?!") -
make noises about putting the rent in escrow if the work isn't completed. That often works.
