per the Rent Regulation Control Act of 1997, if an apartment is rented for more than $2,000 it is NOT rent stabilized. therefore, the rent is at market value and can vary to whatever the market will bear.
so saying that something that is renting at $2,800 or more is "rent stabilized" is false advertising. -

actually as you know there are three building 40 apts in each and we only have 4 units left. You are wrong about the rent stablized thing too. Also the building has washer/dryer in the units and in the building, parking in a hard to find parking neighborhoodea, free storage, Everything is Brand New. You get what you pay for!

If this building is taking advantage of a 421-a tax abatement or a J-51 tax abatement the building is put into the rent stabilization system in return for a reduction of property taxes. These tax breaks phase out after a number of years after which the apartments can become deregulated.
However, during the time that the owner is receiving a tax abatement the units will be subject to rent stabilization, regardless of what the rent is.
